Job Overview: In this role, you will work hands-on to manage the Holiday Community’s Daily and Preventative Maintenance Program, including overall inspection, repair, and general maintenance of apartments and other interior/exterior areas. The Lead Facilities Technician will support the community leadership by ensuring efficient, timely and competent maintenance service. Must work as part of a team that includes Community Management and the Facilities Department. Essential Responsibilities: • Prepare or assist in preparing all market-ready apartments under direction of the community ED/GM, which may include painting, carpet cleaning, general repairs, and housekeeping. (at the direction of or working with the ED/GM) • Complete daily community inspections • Recommend the repair or replacement of any interior and/or exterior issues. • Follow all Facilities Department protocols (i.e., HVAC, carpet, mold, etc.) • Perform various preventative maintenance functions by utilizing the TELS Program. • Monitor the maintenance and upkeep of all mechanical equipment in the community, including but not limited to, water heaters, HVAC units, kitchen equipment, etc. • Perform various maintenance functions such as electrical/lighting repairs, pool maintenance, carpentry/ construction, furnace and air conditioner repairs, filter changing, coil cleaning, plumbing and appliance repairs, drywall and painting repairs, vinyl installation and repairs, minor roof repairs, etc. • Control Maintenance storage and mechanical rooms. Responsible for meeting standards of cleanliness and organization as set by Facilities Department. • Responsible for proper use, care, and inventory of all tools, equipment, and vehicles • Work to maintain grounds and common areas, keeping them free of trash and debris • Assist in monitoring capital improvement projects as needed • Attend and participate in training programs as requested by the Facilities Department. • Assist the RFD and/or Management Team with special Maintenance projects as necessary • Mentor Facilities Technicians in the Region or District when requested • Provide feedback through proper channels on best practices • Review current protocols and make recommendations for efficiency and development of tools and resources provided to Facilities Technicians. • Attend conference calls as required for your Department, Region or District • Represent the Holiday Community in a professional manner. Consistently maintain a professional, courteous attitude when dealing with residents, coworkers, and the general public. • Meet Holiday U Maintenance educational and/or training requirements. Job Description TA-0264-JD 6.02.2020 Page 2 of 4 • Demonstrate high standards of ethics and personal accountability. • Perform other duties as assigned In communities with multiple Facilities Technicians: • Act as primary point of contact with GM for all Facilities related items; perform quality control and inspect work of other technicians. • Represent the Holiday Community in a professional manner. Consistently maintain a professional, courteous attitude when dealing with residents, coworkers, and the general public. Qualifications: • High School Diploma or equivalent. • Construction experience or background preferred. • Minimum of two (2) years’ verifiable, hands-on maintenance experience in areas such as plumbing, electrical, carpentry, HVAC, etc. is necessary. Lead role requires specialty experience or designation. • Excellent communication and interpersonal skills • Ability to perform and/or coordinate emergency building repairs at Holiday managed Communities; includes contacting vendors to complete repairs. • Experience in the safe handling and use of tools normally used in construction, maintenance, and landscaping. These power tools include circular saw, power drill, bench grinder, string trimmer, hedge trimmer, power floor cleaner, carpet cleaning machine, paint sprayer, power drain cleaner, chain saw, and key machine. • A valid driver’s license. • Ability to lift up to 50 pounds. • Desire and ability to be a team player. • Ability to keep all business and operations information confidential. • Ability to work with and provide maintenance repairs for Holiday Community residents. • Computer literacy with Office Suite of applications and programs such as Email, Word, Excel, PowerPoint. Ability to quickly grasp other internal software Must be able to pass a Background check.
