Job Title: Maintenance Technician Location: Houma, LA Job Description: Responsible for maintaining the general condition of the property regarding all aspects of electrical, carpentry, plumbing, mechanical, and painting. Additional functions include completing maintenance request work orders from all departments on a timely basis and participating in the preventive maintenance program for all building equipment and rooms. Job Responsibilities: Maintain building, equipment, furnishings, fixtures, and grounds in a clean, safe manner acceptable to residents, employees, and guests. Skills will include but are not limited to the following: Air conditioning repair/maintenance; carpentry; plumbing; electrical; appliance repair/maintenance; electronics and drywall installation and finishing. Reads work orders and/or receives instructions from a supervisor regarding maintenance duties. Demonstrates the ability to correct problems and complete assigned maintenance and repair items in a timely, cost-effective manner. Maintains inventory and orders materials, supplies, and equipment as instructed. Inspects and tests machinery and equipment. Reports unsafe conditions to the supervisor and recommends corrective action. Performs and maintains a preventive maintenance program as required. Maintains a clean, safe work environment. Responds promptly to maintenance requests. Participates in the training of new employees as required. Analyzes and resolves work problems and assists others in solving problems Handle all resident, guest, and employee requests courteously and professionally. Complies with all HRI Properties policies and procedures. Carries out other duties and assignments as assigned. EOE/M/F/Vet/Disabled
