Part Time Apartment Maintenance Technician (20 hours per week) needed for Delhi Manor Apartments, a 32-unit rental community in Delhi, New York. Maintenance Technician Qualifications Required: Knowledge of and skills in general building maintenance and repair Knowledge of and skills in carpentry, plumbing, HVAC and electrical trades as needed to carry out routine building maintenance and repair Ability to inspect and diagnosis maintenance needs and carry out cost effective and efficient repairs Ability to complete checklists of work and maintain work records and reports Ability to effectively use all types of hand tools, power tools and other types of equipment customarily used in the maintenance of buildings. Ability to operate gasoline-driven equipment such as, but not limited to, power mowers and snow blowers. Proficient in English, both spoken and written, and basic arithmetic. Ability to follow and communicate both orally and in writing. Ability to work independently, punctually and dependably. Ability to lift, move or carry without assistance objects or materials such as sinks, doors, HVAC parts, etc. Ability to handle ranges and refrigerators with assistance and/or using appliance hand trucks. Knowledge of occupational hazards and applicable safety precautions and requirements. Possess a valid driver's license and a driving record acceptable to the company Ability to climb and work from a ladder. Ability and willingness to work weekends, holidays and/or evenings if circumstances warrant Must attend mandatory training classes provided by the employer. Preferred: Five years of experiences in the maintenance or trade fields at the journeyman level Possess a minimum of one certification or license in one or more of the following trades: HVAC, electric, plumbing or carpentry.
