RPM Property Management is seeking an experienced apartment Maintenance Supervisor for a portfolio consisting of 153 apartment units, 10,000 square feet of retail and 30,000 spare feet of industrial. The portfolio covers five properties in Arvada and Denver. The successful candidate will report to the Asset Manager. We are a boutique, family run, professional property management company that currently manages five properties in the Metro Denver area and assets in California. We pride ourselves in ethically providing a quality product at a fair price to our residents. We are seeking a motivated, self-driven working manager to join our Colorado team. DUTIES AND RESONSIBILITIES • Working supervisor to oversee and perform all apartment maintenance and renovations • Supervise and train staff • Assure properties are maintained to protect and increase asset value • General apartment maintenance • Apartment unit make-readies • Common area cleaning and grounds keeping • Vacant unit and common area painting • Snow shoveling as needed • Assist with resident relations by performing work cleanly and efficiently • Minimize unit downtime to maximize revenue and assure units are move-in ready • May be required to respond to emergencies, including after hours MINIMUM REQUIREMENTS • Minimum 5-years’ experience as an apartment maintenance technician or supervisor • Computer proficiency including Microsoft Office • Certified Pool Operator (CPO) certification desired (or willing to get) • EPA Certified for air conditioning desired (or willing to get) • Knowledge of Fair Housing requirements • Strong oral communication skills • Valid driver’s license and access to reliable transportation DESIRED SKILLS • Supervision and Leadership • Ability to lead and work with others • Apartment maintenance (leaky faucets, running toilets, etc.) • Troubleshooting • Dry wall repair and painting • Basic electrical repairs • Basic plumbing repairs • Boiler heating system repair (zone valves, thermostats, etc.) • Cabinet/counter replacement (desired) • Tile work (desired) • Appliance repair COMPENSATION AND BENEFITS • Competitive salary dependent on qualifications • Health, vision and dental benefits • Paid holidays • Paid sick leave • Paid vacation leave • Discounted rent (onsite living not required)
