COME WORK FOR A PREMIER ORGANIZATION IN DOWNTOWN BOSTON SIGN ON BONUS OF $1,000.00 (500 PAID AT 6 MONTHS AND 500 PAID AT ONE YEAR) The Maintenance Technician will be responsible for executing maintenance requests by diagnosing problems and making repairs and ensuring that service requests and repairs are made in a timely manner. This includes; carpentry, electrical, heating, ventilation, plumbing, etc. Perform other tasks as assigned by the Facilities and Operations Manager. AREAS OF RESPONSIBILITY TO INCLUDE (but not limited to):  Responsible for the completion of all maintenance service requests as assigned.  Monitors and replaces light bulbs in all assigned facilities, as needed  Makes minor plumbing repairs, as necessary  Coordinates and assists with departmental and employee moves  Performs basic electrical work and determines when an electrician is required  Hangs pictures and shelving, as needed  Dismantles and installs furniture  Transports goods or equipment as assigned  Performs immediate cleaning duties necessary to maintain clean facility.  Coordinate special projects as directed by the Facilities Manager.  Assist in monitoring all work being performed by outside contractors.  Responsible for 24-hour emergency maintenance service as scheduled.  Carry cell phone as required for on-call maintenance.  Monitor and maintain all building systems as assigned.  Complete grounds work as directed by Facilities and Operations Manager which may include picking up trash, sweeping curb and dumpster areas and maintaining landscaping beds and other areas.  Responsible for alerting Operations Manager of any unusual occurrence and/or damage that have taken place or that may occur.  Maintain a professional courteous manner with all residents, vendors, contractors, and fellow employees.  Assure safety standards are used which comply with all company, local, City, State and Federal guidelines.  Ensure compliance of all work related activities in a fair, ethical, and consistent manner.  Follow established company policies and those outlined in the Employee Handbook.  Special projects and other responsibilities as may be determined. QUALIFICATIONS  2-3 years maintenance or related field.  Basic appliance repair.  Basic plumbing.  Basic electrical (when no license is required).  General carpentry.  Roofs and gutters.  Wallpaper/Painting including use of paint sprayer.  Foundation/sidewalk.  Experienced in the use of basic cleaning supplies and equipment  Able to work independently and will take ownership of responsibilities.  Must be personable with exceptional communication skills, possess a positive attitude, demonstrate attention to detail and be capable of representing Bridge.  Valid Massachusetts driver's license. PHYSICAL DEMANDS:  Work is performed while standing, sitting and/or walking.  Requires the ability to communicate effectively using speech, vision and hearing.  Requires the use of hands for simple grasping and fine manipulations.  Requires bending, squatting, crawling, climbing, reaching.  Requires the ability to lift, carry, push or pull medium weights, up to 50 pounds.  Requires activities involving being around moving machinery, exposure to marked changes in temperature and humidity, and exposure to dust, fumes and gases.
