Reports to: Resident Manager, Property Manager, Maintenance Supervisor Summary: Responsible for performing all manners of maintenance on the property under the guidance of the Maintenance Supervisor. Responsible for reporting to Resident Manager daily. Function: Performing service requests within 24 hrs. of receipt, with professionalism and accuracy. Repairing and/or replacing garbage disposals, light switches and fixtures, blinds, refrigerators, dishwashers, water heaters, stove/ranges, toilets, and miscellaneous fixtures. Performing basic plumbing duties including unclogging drains. Checking smoke detectors. Caulking as needed, changing locks etc. Performing light carpentry repairs, replacing doors, frames, windowsills, closet shelves. Duties will vary according to property staffing. Qualifications: To fulfill this role successfully, an individual must be able to consistently perform all required functions to the satisfaction of his/her supervisor. The requirements define the necessary knowledge, skills, and ability to perform these essential functions. This position also requires a valid driver’s license. Education: High School Education or equivalent, and minimum of two years active maintenance experience. Skills: In depth knowledge of electrical, plumbing, heating, appliance repair, & minor construction. Physical Requirements: Frequently lifting, carrying, pushing or pulling 20 – 50 lbs. Occasional moving of appliances correctly and safely. Climbing – frequently ascending or descending ladders, stairs, using feet and legs or hands and arms. Body agility is important. Maintaining body equilibrium to prevent falling when walking, standing or crouching. Stooping, frequently bending body downward and forward by bending spine at the waist, requiring full use of the lower extremities and back muscles. Kneeling – frequently, bending legs at knees to come to rest on knees. Crouching – frequently, bending body downward and forward by bending legs and spine. Reaching – frequently extending hand(s) or arm(s) in any direction. Handling – frequently seizing, holding, grasping, turning, or otherwise working with hand or hands. Fingers are involved only to the extent that they are an extension of the hand, such as to turn a switch or knob. Other duties may be required that are not listed on this description.
