Description
Skye Management is looking to hire a Building Superintendent is responsible for daily maintenance, repairs and building code compliance while providing a safe living environment for tenants. The Superintendent will complete work tickets, order supplies, maintain related paperwork, interact with vendors, and serve tenants' needs.
Responsibilities:
- Effectively work and communicate with tenants.
-Supervise part-time porter
- Maintain the building and its common areas in excellent condition.
- Inspect and maintain all building systems including boiler and hot water heater; sprinkler and standpipe; pumps; sewer lines/traps; compactor; roof vents and fans; etc.
- Perform work orders, which will vary, but include light plumbing, electrical, and carpentry work.
- Perform custodial duties.
- Perform all required inspections of the building’s fire suppression system and communicate with a licensed master plumber and fire alarm vendors to ensure continuous operation of these systems.
- Conduct apartment inspections.
- Maintain all work areas in good and clean order.
- Maintain accurate logs of all inspections and violations.
- Monitor all third-party vendors.
- Respond to emergencies 24 hours a day, seven (7) days a week.
Skills & Qualifications:
- Must reside at the property.
- Must know how to use a computer and a smartphone-Yardi work ticket experience is a plus.
- Must be organized and be capable of maintaining all legally required records and reports.
- Must be mechanically skilled.
- Strong communication skills – candidate must be able to speak and write English fluently and to communicate via email.
Experience:
At least 3 years experience as a building superintendent in a 50+ unit building
