JANITORIAL WITH SOME MAINTENANCE Experienced year round janitorial individual needed for 261-unit condominium complex in Edmonds. 40 hour work week, year-round - Monday through Friday. Some maintenance work will be involved. Responsibilities: • Assist in the overall day-to-day maintenance. • Help assure that building equipment, tools and work areas are maintained in proper order and condition. • Assist in monitoring of security of buildings. • Maintain pools, spas and surrounding areas at all times including chemicals in pools and spas. • Anticipate and respond to the needs of the owners and residents. • Assist in management and maintenance of the physical plant. • Operate and maintain power equipment, as well as hand tools. • Make minor repairs and adjustments to tools and equipment used. • Sweep/blow walkways, remove debris, and leave areas in a clean and orderly condition. • Vacuum common areas of the complex. • Perform additional duties and projects as assigned. Minimum Acceptable Experience Level: No less than 2+ years Knowledge, Skills, and Abilities: • Capable of performing heavy physical labor, including lifting up to 50 pounds and carrying materials and equipment. • Knowledge of commonly-used concepts, practices, and procedures within the maintenance field. • Demonstrate proven ability to operate all tools (both power and manual) and equipment with competency. • Experienced at providing excellent customer services. • Ability to work in a fast-paced environment that requires handling multiple tasks at a given time and rapidly adapting to changing priorities and schedules. • Highly motivated and able to work independently. • Excellent organizational and time management skills. • Ability to become an active and functioning member of a team. • Expert communication skills to facilitate and disseminate information. • Experience with appliances including troubleshoot, repair and installation. • Proficient in verbal and written communication.
