**Company Truck Provided** FirstService Residential is seeking a Full Time Custodian to travel to the properties that we manage for general cleaning and light maintenance (including offices, recreational areas, pools, and restrooms). Position Responsibilities • Always provides five-star customer service by responding to work order requests, telephone calls, email and other correspondence in a timely and courteous manner. • Maintains/logs work order requests and status in company application, including detailed explanations of completed work, necessary parts for repairs, and/or delays. • Performs a variety of cleaning and maintenance duties as assigned including, but not limited to, sweeping, mopping, shampooing, dusting, polishing, trash disposal, replacing light bulbs/equipment, and window cleaning. • Operates various mechanized cleaning equipment, such as vacuums, polishers, buffers, pressure washers, etc. • Replaces, assists with setup/takedown, and/or builds new equipment and/or furnishings as needed, including assistance at resident functions. • Responsible for disposal of trash, waste, and other disposable materials. Empties trash containers, dog waste disposal stations, and removes trash and debris from exterior of facility. • Handles various cleaning solvents, chemicals, etc. Complies with all regulations such as OSHA, EPA, State Health Department, etc. • Maintains common area cleanliness, such as dusting of furniture, light fixtures, window sills, etc. Mops floors in assigned areas, including bathrooms. • Cleans restrooms, wash basins, mirrors, commodes, windows, counter tops, urinals, tubs, and/or showers. Checks areas for spills, water, etc. periodically, especially in bathrooms. • Cleans air vents, replaces filters and light bulbs. • Reports any needed repairs immediately to supervisor (such as leaky faucets or toilets, loose tile, broken window panes, missing nuts or screws, etc.). • Strips, pressure washes, cleans, and recoats floor areas when necessary and as scheduled. • Washes windows as scheduled. • Use safety precautions in all housekeeping services. • Maintains assigned equipment in good working condition. • Assist with minor general repairs, such as basic plumbing, light fixture, and/or fence repairs. • Must be prompt, on time to work and have good, regular attendance. • May be required to work overtime and holidays, as required. • Other duties as assigned. Operating Skills, Knowledge & Abilities Education/Training: High school diploma or equivalency preferred. Experience/Knowledge/Abilities: 1-2 previous custodial, porter, and/or maintenance experience preferred. Effective written and verbal communication skills. Strong customer service, communication and interpersonal skills required. Special Requirements: Ability to lift 50 – 100 lbs following appropriate safety procedures; complete all required forms. Ability to respond to emergencies in a timely manner. Climb ladders and work at heights above ground level (maximum 8 ft). Regular and predictable attendance. Equipment/Machinery/Tools: An associate in this position must be knowledgeable and skilled in the safe use and maintenance of the following tools: • User-Moved aids - wheelbarrows, dollies, hand-trucks, buckets, hoists, jacks, step ladders, full ladders, double ladders • Housekeeping items - mop, broom, vacuum cleaner, carpet cleaning equipment, buffer, step ladder.
