JOB DESCRIPTION SUMMARY: The HOA and QC field tech is responsible for creating excellent customer experiences through their work in the field attending to the appearance, maintenance, care, and overall health of all BRM rental properties and communities. This person is relied on to be efficient, laser focused on the details, and must be able to manage time in a chaotic environment to accomplish both short- and long-term goals while attending to customer needs that unpredictably arise. A positive attitude and dedication to relationship building within all customer interactions is critical as duties are carried out, with the goal of addressing all needs in detail and efficiently to retain current customers and provide service levels that meet the high standards of BRM. All duties and responsibilities of this position are always to be performed with exceptional caring and genuine guest service upholding BRM standards and culture at all times. ESSENTIAL JOB DUTIES AND FUNCTIONS (These duties may be performed with or without an accommodation) • HOA Field Assistant • Oversight and execution of all HOA operations • Daily site inspections of buildings which require it, weekly of all other buildings • Document, address, and report all findings to team • Ensure correct and timely billing of duties “outside of the scope” preformed at all HOA’s • Assistance with coordination and execution of all maintenance schedule items • Collaborate with team as needed • Assist with all operational and project based duties at HOA properties, including routine, preventative, and emergency maintenance items. • Understand and enforce all rules for all HOA’s, in conjunction with HOA office liaison. • Positively interact with residents, providing brand visibility and encouraging residents to consider utilizing our other services. • Shovel snow and ice removal when needed • Assist owner and GM with other duties as needed • QC support • Ensure properties are checked, detailed, and ready for guest arrival • Checklist of duties will be supplied • Repair/report minor maintenance issues • Ensure maintenance items are identified, reported, logged, and completed • Assist owner and GM with other duties as needed • Report not clean properties to housekeeping • Spot clean property- focus on detail • Complete all minor maintenance- do not call in labor for simple fixes. • Report maintenance issue to appropriate person, Major maintenance tasks to be scheduled, followed up on, and completed asap. If under $300, report to management when complete. If over, report to management before scheduling. • Report work orders to office manager, or enter into system. Ensure completion of work order projects. • Obtain all keys and parking passes for weekly check-ins • Tech repairs- TV’s, internet • Run errands for owners, guests, management • Remove trash from property when needed • Shovel snow and ice when needed • Perform other duties for management COMPETENCIES • Customer Focus – Gives guests’ needs priority and responds quickly to guest concerns • Personal Energy – Exhibits passion for their work. Passion and fun attitude should be infectious and add to the office culture in a fundamentally enjoyable way • Adaptable and Flexible –Is able to complete tasks in a changing environment • Detailed and focused- Able to anticipate and detect the most minor details and address them in a timely fashion EDUCATION AND QUALIFICATIONS • Proof of eligibility to work in the United States • High School Diploma or General Equivalency Diploma • Valid Driver’s License • Ability to work flexible hours, weekend work required • Fun, positive, team player who communicates expertly in a group setting Job Parameters- This is a full time, year-round position. Hours will be from 9am – 5pm, five days per week (specific days to be determined). Office Administrator will be paid $17+ per hour, depending on qualifications.
