looking for small industial workshop

I am looking for a small industial shop that I can run a medium sized CNC in. I am in need of max 500 square feet and have a budget of $1.00 per square foot. My CNC requires 1x 220 outlet. I am based out of Merridian ID and would be open to a location 30 minutes away. I would not have an issue with sharing a workspace with an estabilished busniess. If anyone has any suggestions or ideas that might help me with locating a rental space it would be greatly apprecated. Thank you for reading.
