Creative LLC Needs Raw Industrial Space

Hello! I am in search of a commercial or factory-style space for rent or possibly free. I am starting a shared creative work space able to be rented by the day or the hour. This would be owned and operated by myself-obtaining an LLC prior to opening. I am hoping for something that is 700 square feet or larger and preferably has natural lighting. A bay door that opens to the outside would be a lovely bonus!! I am mainly interested in industrial space due to my intended plans for use: The business offers daily and/or hourly studio rental to performers, dancers, photographers and recording artists. Therefore, I would like to avoid offending neighbors be they professional or residential, with music playing or rehearsals. I would only be interested in a sublet situation if it meant I were still able to have full creative power. For example, I would be bringing in my own furniture, painting, installing wall lighting, noise dampening panels, etc. There would also need to be a lockable entryway, updated electric and the ability to heat/cool the place. I would need to have access to a nearby bathroom or the ability to build one out in our agreement. I know I know...FREE?!? Realistically, it would take two to three months to get things up and running depending on the current physical conditions of a potential space. Once completed, I could begin to invite in potential clients and start generating revenue. Folks who own an otherwise underused building in the Easthampton, Florence, Holyoke, or Northampton area: even if right now it is being used as storage...I am interested! I would be happy to enter into a term of lease that begins once the business is up and running. If you already own and manage an empty space, you will only be gaining the opportunity to earn passive income for the small cost of a little bit of your time (and faith!). Or you can kick me out! A quick reminder of what I am looking for: - A large (700 sq ft+), private commercial space, in any (reasonable) condition in the Easthampton, Holyoke, or Northampton area - Lots of natural light, updated electric, heating and cooling - Access to lavatory or permission to build one out - 60-90 day lead time to renovate before lease agreement begins - Ability to paint, install art, bring in furnishings etc. with sole use of the space reserved for my business - Somewhere rehearsal noise will not disturb other tenants, businesses - Parking For the right person this is a unique opportunity to be in on the ground floor of a grassroots community arts space, something that is desperately lacking in the area post COVID, especially for marginalized groups. Yes, I am a real person and I do have prior experience managing a small business. I am queer, Latinx identified and primarilystrive to serve marginalized and undervalued communities through Art. I would not be the person I am or have had the strength to live through what I have in my life without art. And I know there a lot of folks out there like me.
