Job Summary Oversees the landscape and maintains grounds of Resort/Community, including laying sod, mowing grass, trimming and planting trees and plants, raking, and fertilizing. Performs various maintenance duties necessary to maintain and enhance the value of the community. Handles service requests for repairs and improvements of vacant lots to a market-ready status. Works as a team participant along with the maintenance staff to ensure the community meets the quality maintenance standards set by the Company. General Accountabilities Completes daily grounds rise and shine checklist and works with community manager on a daily action plan. Coordinate and supervise major repairs performed by licensed vendors until complete and report status to management. Responsible for upkeep and maintenance of all community utility vehicles including but not limited to; Trucks, golf carts, trailers, and Kioti or Gator style vehicles. Maintain records of scheduled maintenance and associated procedures Oversees the upkeep of the grounds and common areas to ensure they are free of trash and debris. Maintains lawns, sidewalks, driveways, parking lots, fountains, planters, and other grounds features. Troubleshooting grass, tree, and landscape concerns such as weeds, brown grass, tree disease, etc. Maintain equipment such as; zero turn mower, push mower, weed eater, edger, backpack, and/or hand blower. Cares for lawns by laying mulch, removing weeds, and trimming trees and plants. Maintains flower beds by pruning, weeding, and watering as needed. Prunes and trims a variety of trees, shrubs, and hedges, using shears, pruners, or chain saws. Plants new flowers, shrubs, and trees on a schedule. Mixes and sprays or spreads fertilizers, herbicides, or insecticides onto grass, shrubs, and trees as needed and/or per the maintenance plan. Operates gas and electric-powered lawn equipment, including but not limited to chainsaws, pruning saws, pole saws, hedge clippers, and pressure washers. Reports any maintenance concerns or unsafe conditions or repairs to the community manager. Maintains the exterior of all inventory homes and assists in preparing to a market-ready condition. Reports any maintenance concerns for repairs on vacancies, models, clubhouse, and/or common areas to the community manager Performs various community maintenance functions and records findings in the maintenance log. These functions may include but are not limited to light bulb changes, caulking, filter changes, touch-up painting, lock repairs, snow removal, installation/repair window coverings, preventive maintenance, etc. Monitors and controls maintenance inventory and/or supplies. Works closely with management and maintenance staff in developing an integral team that effectively represents the quality and professionalism of the Company. Maintains open communication with Community management. Represents Company in a professional manner at all times, on or off Community. Attends and participates in training seminars as requested. Assists other staff members as needed. Delivers various communications to residents as needed. Attends and assists in setting up resident functions and activities. Comply with standard safety programs and procedures Drives motorized vehicle on or off Community for company business. Performs other related duties as assigned or requested. Performs on-call emergency service as required. * The company reserves the right to add or change duties at any time. Job Qualifications Preferred Education: High School Diploma, GED, or Trade school Preferred Experience: 6 years of maintenance and repair experience and at least 3 years of supervisory experience Bilingual English/Spanish preferred. A valid driver’s license along with a good driving record and auto insurance is required.
