To learn more about our company please visit the following link: www.reliantrs.com and Summary/Objective The role of residential building Superintendent is responsible for the safe and economical maintenance of the building, the grounds, outside perimeter as well as the building's mechanical equipment. The Superintendent should demonstrate strong characteristics of commitment, trustworthiness and accountability. This position reports to the Regional Property/Maintenance Manager/Property Manager. Classification Non-exempt (overtime eligible); Non-Union Essential function/Responsibilities: duties include but are not limited to the following - Perform basic repairs and adjustments (i.e. carpentry work, painting, plastering, flooring work, demolition of walls, electrical, etc.). - Ensure compliance and adherence to building rules and regulations (i.e. HDC, HPD, HCR, and other governmental and oversight agencies). Examine boiler by testing safety valves and performing routine maintenance. - Clean public spaces including the front of the building, yards, steps, entrance hall, etc. - Maintain appliances, equipment and inventory of supplies. - Ensure adherence to regulations regarding garbage removal. - Conduct daily, weekly and monthly physical inspections of common areas as well as move–in and annual inspections of units. - Review work order requests from property management staff and residents to ensure that maintenance issues are being solved promptly. - Respond to emergencies and other building needs 24 hours a day, 7 days a week (Employee must be reachable at all times via company issued mobile telephone and readily available to work at all times). Requirements: - Must have at least five (5) years maintenance experience. - High School diploma or GED preferred. - Must have at least two (2) years of managerial experience. - Must possess strong customer service skills to effectively communicate with residents, staff, and vendors to ensure the safe operations of buildings.
