• Oversee the completion of all project work by the approved engineer and architect drawings, specifications, project requirements, and prevailing building codes. • Track and control construction costs against the project budget for all assigned projects to avoid cost overruns as shaped by potential risk, complexity, manpower requirements and contract value. • Confirm the project labor requirements vs. budgeted then manage the labor performance, in some cases, supervise or monitor the day-to-day performance of workers. • Determine monthly and weekly operational priorities then direct and monitor the progress of construction activities through project superintendents or foreman. • Ensure the delivery and use of materials, tools, and equipment, and the quality of construction, worker productivity, and safety. • Oversee the performance of all subcontractors and are responsible for ensuring that all work is completed on schedule. • Monitor progress and ensure compliance with plans and schedules while coordinating across the different groups of project contributors to ensure profitable results. • Based upon direct observation and reports by subordinates, prepare reports of progress and requirements for labor, material, machinery, and equipment at the construction site. • As required, you are accountable for project pay application documentation, invoice review, project cost variance reporting, project scheduling, document control, and project contract administration. • Must be knowledgeable about construction methods, materials, and regulations to be flexible and work effectively in a fast-paced environment. • Ability to multi-task without impacting attention to detail or quality of the final product in analyzing, resolving specific problems, and coordinating several activities at once. • Effective oral and written communication and leadership skills with the ability to identify and facilitate conflict and issue resolution. • Fast at establishing a good working relationship with many different people, including owners, other managers, designers, supervisors, and craftworkers.   Qualifications: • Minimum of five years’ construction experience. Construction Management degree preferred. • Knowledge of project management techniques including preparation or validation of reports on progress for labor, materials used, and equipment costs. • Ability to read, analyze, and interpret project documentation. • Demonstrated experience in scheduling, contract administration, and project management. • Proven record of successful projects – include list of projects managed with resume. • Must possess a valid driver’s license and can drive to job sites. • Familiar with computers, specifically, Microsoft Outlook, Word, & Excel Skills. Physical Requirements: • BODY POSITIONS: While performing the duties of this job, the employee is regularly required to sit for prolonged periods of time. He/she may also be required to stand and/or walk for long periods of time while completing other duties and responsibilities. He/she will also be required to talk and/or listen for prolonged periods of time, both on the telephone and/or face to face. • BODY MOVEMENTS: The employee must have a full range of body movements including the use of his/her hands to finger, handle, and feel objects such as computer equipment and reports. The ability to bend the body, to reach for objects, and to stoop, kneel, or crouch, crawl, climb or balance when needed are also required. • BODY SENSES: The employee must have command of all five senses: sight, hearing, touch, smell, and taste. Specific vision abilities required include close vision, distance vision, depth perception, and the ability to adjust focus. These vision requirements in each area must be sufficient for example to shift in focus from computer screens to close forms. • STRENGTH: The employee must have the ability to lift up to 40 pounds on occasion. • OTHER PHYSICAL REQUIREMENTS: Evening and/or early morning and/or weekend work may be required on an intermittent basis. Must be able to climb a ladder and walk a roof to do site inspections and measurements.
