Our Core Values: We Care About People | We Build Relationships | We Respond We Lead by Example | We Enjoy What We Do Required Qualifications: High School Diploma or GED. At least 18 years of age. Must demonstrate knowledge of general maintenance, safe operation of tools, and sound judgment in making decisions. Must have effective written and verbal communication skills, including the ability to operate a computer, talk on a phone, text, and work collaboratively within a diverse group of individuals. Must be licensed to drive with a valid license and insurance. Must be authorized to drive by RSI's insurance carrier. Must be able to lift and carry heavy objects with or without reasonable accommodation. Working Conditions You will typically work Monday-Friday, 40 hours per week, within our normal hours of 7 am and 6 pm. Some weekend and after-hours work are required. You will be part of an on-call rotation. The work you perform occurs in all of the elements inside and outside. Day to Day: Each day brings unique challenges to our maintenance team. A typical day includes checking work orders and coordinating activities with the maintenance manager or director. As repairs are completed, the employee communicates repair information and time through our work order system. An example of work order tasks include: Adapting furniture or facilities to specific needs for the people we support. Repairing leaking bathroom fixtures (shower head, toilet flush valve, sick faucet) Moving, installing, repairing, or assembling furniture, appliances, or other equipment. Coordinating or assisting with repairs and maintenance in specific trades, including electrical, grounds, HVAC, Fire Alarm, Fire Sprinkler, pond maintenance, or other trades. Replacing minor parts on a vehicle such as light bulbs, wipers, or batteries. Cleaning vehicles as needed. Coordinating vehicle repairs and inspections with vendors. Document work activities through work order system, asset tracking system, or expense management systems as needed. In addition to work orders, we have ongoing preventative maintenance, special projects, and capital spending planning that are constantly ongoing. Facilities: Observe and inspect conditions for a safe environment of care. Perform general maintenance, repairs, or related services on RSI's buildings, appliances, equipment, and related assets. (HVAC, Fire Systems, exit systems, doors, plumbing, electrical) Coordinate repairs with vendors for work requiring licensed trades (HVAC, plumbers, electricians, etc.). Vehicles: Inspect vehicles for cleanliness, safety, and basic operational function. Perform general maintenance or repairs on RSI's fleet, including replacing bulbs, wipers, batteries, etc. Coordinate repairs with approved vendors for issues that require ASE mechanics. Grounds Assist grounds vendor with general upkeep, including mowing, trimming, etc., as needed. (not routine) Assist with grounds projects including mulch, repairs, drainage, seeding, and upkeep beyond grounds contract. Clean and remove debris/rubbish from properties, including blowing, pressure washing, racking, etc. Additional Duties: Support all RSI departments and functions. Follows RSI Mission, Vision, Core Values, Policies & Procedures. Maintains supplies, tools, maintenance equipment, and maintenance facilities. and ordering regarding tools, stock, and inventory. Participates in meetings and assigned committees. Other duties as assigned. Current RSI employees receive a $300 bonus for any referred new hire that completes 30 days of employment.
