Superintendent Duties would include but would not be limited to:
• Direct all field personnel to achieve completion of the project on schedule, within budget, with quality workmanship that conforms to original plans and specifications.
• Coordinate all site construction and supervise all field personnel including subs. required to successfully complete project on time and in budget.
• Coordinate and communicate daily to ensure proper project activities, schedules and costs. Identify and resolves any issues or problems as they arise.
• Schedule/coordinate deliveries with subcontractors. Schedule inspections, understand project specs for all work performed.
• Prevent fines and interruptions by complying with, and enforcing, codes.
• Maintains safe, secure, and healthy work environment by following and enforcing standards and procedures; complying with legal regulations.
• Enhances organization reputation by accepting ownership for accomplishing new and different requests; exploring opportunities to add value to job accomplishments
• Maintains positive relationships with customers, contractors, realtors, suppliers and other employees.
• Prepare schedules and supervises completion of a final punch list. And make sure punch list items are completed in a timely fashion.
• Work with owner on all warranty items.
• Maintain a clean and organized job site at all times.
• Initiate field change request and prepare back charges and change orders.
• Effectively communicate with homeowners, subcontractors, vendors, field and office staff
• Help with paper work at end of job to close out and approve job invoices weekly.
• Learn and use Builder Trend Software for each project.
• Any and all other duties as required to handle this position effectively.
