Building Super Compensation: $1600 Apartment ( additional compensation for additional work) Employment type: part to full-time Site Superintendent Job Description Supervision: Superintendent will report to and will be supervised by Lincoln Realty. The following responsibilities shall be included but not limited to: 1. Maintain a presence at the 34 unit apartment building during working hours. Respond to emergency calls 24/7 as necessary. 2. Maintain a professional, cordial attitude with all tenants and return all phone messages from tenant in a timely manner. 3. Skills: Basic plumbing. Repairing / replacing faucets, drains, traps, & toilets. Fixing drips & leaks; repairing & replacing valves, sink & tub pop-ups and stoppers. Snaking and unclogging drains & waste lines. Preparing apartments for new tenants including improvements, repairs and cleaning. Basic knowledge of Boilers. 3. Perform daily inspection of physical property, exterior grounds, exterior of building, interior of common areas, laundry rooms, boiler rooms, storage rooms, roof, dumpsters, recycling and other common areas. 4. Keep a log of weekly repairs and ensure that they are completed when scheduled. 5. Complete snow removal and salting whenever conditions require. 6. Arrange for all annual inspections and tests as required by state and local codes and insurance carrier - boilers, etc. Keep professional and accurate records concerning Municipal and State Inspections, and generally required operating functions. 7. Control and maintain tools, equipment and supplies. Maintain adequate supplies parts and materials for performing the maintenance of the property. 8. Report any unusual occurrences or conditions to the Office. Must report residents of the building that are violating established policies and House Rules. 9. Advise management in advance of vacation day and personal day requests when planning to be away from the site for one or more days. Arrangements for coverage must be made prior to requesting time off. 10. Perform any reasonable work requested by Management (compensation to be determined) English is a must, Spanish a plus, but not required. This is a NO SMOKING workplace and community--Smoking is prohibited anyplace on the grounds. A valid NJ driver's license is required at all times.
