The Position: We are looking for qualified, experienced Maintenance Technicians to handle all our maintenance needs on our current three properties. This includes repair and painter crews. As we expand, you will be responsible for all future properties we acquire and lead a team of new maintenance technicians as they become needed. The pay range we are starting at is $12-$15 an hour base rate with a three-month evaluation for an increase. • We also offer quarterly bonuses for those willing to increase company profitability using great service and getting high review marks. Requirements: • COMMUNICATION: This is the most important qualification we desire, a person who communicates well. You will be responsible for notifying all our tenants of the work to be done using emails, texts, and phone calls. • PUNCTUAL / TIME SENSITIVE: All work orders must be completed within a company policy time limit. You must have the ability to work at a good pace and ensure work is completed correctly in a reasonable time frame. • INTEGRITY: A person who is responsible to handle all ordering of supplies, keeping meticulous inventory and billing all work properly. • CLEANLINESS: A person who will keep a clean shop, clean work van, and keep our tenant’s homes clean after work is performed and completed. • COMPUTER SKILLS: We are a technology driven property management company using the latest in online and remote capabilities. You will need to be familiar with use of apps to track, document, upload, and bill all work orders. • GROWTH: We are looking for a person who can be trained, will learn, and grow with the company. Someone who is willing to learn new skills, take training classes, and bring new ideas to the business. • DRIVEN: We believe that working with individuals that are driven will commit themselves to continual growth and development so that they can reach their highest potential. • TRANSPORTATION: YOU MUST HAVE A VALID DRIVERS LICENSE and CLEAN DRIVING RECORD. You MUST have your own tools and your own transportation vehicle. • CLEAN BACKGROUND: Due to access to personal property and tenants’ homes, you MUST have a background check and clean record to be considered for the position. • OVER TIME WORK: Our technician will be required to have flexible set overtime hours that they are available for emergency after hour repairs. Pay rate is increased for over time hours. Availability to answer after hour maintenance calls and fast response times are required. Responsibilities: • Monitoring all incoming normal and emergency work orders. • Assigning all work orders to appropriate vendors, communicating repair times, and responding to necessary maintenance repairs. • Order, file, and maintain meticulous inventory of supplies and keeping track of inventory. • Documenting and recording files in our systems to enter billing and labor information. • High communication with unit owners, tenants, and vendors to assist work being completed in a timely fashion. • Ability to diagnose and have a plan to quickly repair many normal maintenance requests and simple maintenance repairs. • Knowledge of basic maintenance. The ability to handle most common household repairs. Skill sets like plumbing, electrical and structural are desired, not required. Vendors are available for you to call in under approved situations. • Must be able to take instruction and have an ability to follow directions. The Location: Main property where you will report is in West Palm Beach. Located in the vicinity of I-95 and the Palm Beach Outlets Mall. Other properties are in West Palm Beach near 45th and Congress Avenue and Lake Worth Beach right off the interstate. This location is a great place to live and work because you are only a few miles away from Downtown West Palm and the beaches. Close to I-95, the turnpike, and local malls. Great dining, nightlife and close to many amenities.
