JOB DESCRIPTION: SMI Property Management is committed to growing our experienced staff to provide great care for its owners and its tenants, alike. We are looking for an enthusiastic Maintenance Technician/Painter to help us carry out our day-to-day tasks. If you have experience performing a variety of general maintenance and painting repairs, we encourage you to submit an application and resume. WE ARE CURRENTLY OFFERING A $1,000 SIGN-ON BONUS FOR NEW HIRES THAT START BEFORE JULY 31ST! This will be disbursed as $500 at time of hire and $500 after 6 months of employment. POSITION: Maintenance Technician/Painter SUPERVISOR: Maintenance Supervisor and Portfolio Manager ROLE: Perform maintenance and painting tasks in an efficient manner as assigned DUTIES: Routinely perform a wide variety of building maintenance and mechanical work Repair and service electrical fixtures (light fixtures, outlets, smoke alarms, Co2 detectors, etc.) Inspect, repair and service minor plumbing and installations (sinks, toilets, garbage disposals, leaky pipes, etc.) Perform general drywall repair and painting Repair fences & decks Install vinyl/laminate flooring Repair/replace interior and exterior pre-hung doors/slabs Clean property grounds Other duties as assigned and which relate to the success of the company and satisfaction of both the residents and clients REQUIREMENTS: Maintenance/painting experience Must have your own tools Ability to lift 50 lbs Valid Driver's License and reliable transportation, company vehicle may be provided Ability to work independently, efficiently, follow directions and learn quickly Maintain a professional and clean appearance and worksite while completing work orders in a timely manner Positive and helpful attitude with a team mentality Verbal and written communication skills Attention to detail, service oriented, excellent work ethic Must be able to pass criminal background check and drug screening as allowable by law Understanding of Landlord Tenant Law and Fair Housing a plus Benefits include paid vacation after 1st year, sick pay & medical/dental insurance HOURLY PAY RANGE: $16-22 per hour depending on experience
