JOB SUMMARY: The Porter/Groundskeeper is responsible for efficiently maintaining the physical appearance of the apartment community’s grounds, pools and buildings ESSENTIAL FUNCTIONS: • Performs daily cleaning and maintenance of grounds and common areas • Maintains pool, pool areas, and pool furniture • May assist with door-to-door trash pickup on communities that offer service • Trashes out vacant apartments • Moves appliances, with assistance, using appliance dolly • Assists maintenance in maintaining a clean and orderly shop • Accompanies vendors to apartments • Cleans and shampoos carpet • Waters plants and grass as required • Participates in an ongoing community improvement plan and a preventive maintenance program • Distributes resident notices to residents • Assists with resident functions as required • Maintains courteous and helpful demeanor with residents, prospective residents, co-workers, vendors, etc. • Performs other duties as assigned by Community Manager and Service Supervisor KEY COMPETENCIES: • Maintain a professional and courteous manner with residents, visitors, contractors and fellow employees • Ability to use and own power and hand tools to effectively and safely complete maintenance tasks • Must have the ability to follow oral and written instructions • Must be willing to travel to other properties as needed • Must have time management skills to successfully navigate frequent interruptions and changing priorities • Work independently with minimal supervision and be accountable for actions, self-motivated • Positive attitude and team player EDUCATION AND EXPERIENCE GUIDELINES - Any combination of education and experience that would likely provide the required knowledge and abilities is qualifying: • High School Diploma or GED preferred • One year of property maintenance preferred REQUIREMENTS • Possession of valid driver’s license and up to date vehicle insurance OR reliable transportation • Prior to employment pass criminal background screening PHYSICAL DEMANDS & WORK ENVIRONMENT: • Normal office setting with travel to various properties owned and operated by Avanti Residential; frequent contact with residents including those with disabilities • Must be able to follow directions, be innovative and resourceful, provide excellence customer service, display respect and professionalism at all times • Must be able to work independently or as part of a team, as needed Avanti Residential is an Equal Opportunity Employer and is committed to diversity in its workplace; applicants from all backgrounds are encouraged to apply
