Seeking Space for Audio/Video Lab

Professional Musician seeking space for Audio / Video Lab. I'm willing to spend $500 for approximately 500sq. ft. Possibly more, if I like the space. I work by my self on my own projects, so I'm not "in business," so there will be little to no foot traffic. I usually work at a normal listening volume, but part of the recording process involves recording "live" from time to time (drums, etc...) so I can apply necessary soundproofing to greatly reduce the volume, without altering the room in any way. I'd also be very willing to do my "loud work" within certain hours, so as not to disturb anyone, if necessary. Windows are vey necessary for me. (The more sunlight, the better!) I'd prefer hardwood floors, but if the space is perfect otherwise, I'm open to cement or carpeted. I prefer an open floor plan (warehouse loft style) rather than small rooms. Most importantly, the space must be private, secure and isolated from other potential sound sources in the building. Thanks!
