Description
Serve as an onsite building maintenance technician working under the supervision of a property manager or their designee. This position will primarily be located at one property, but may include service other locations, as needed by job, vacations, or workload of the firm. Perform and document routine maintenance inspections, general work order repairs and quarterly preventative maintenance tasks. Always have a professional manner as this position is representative of the company and the property owners. Primary Duties & Responsibilities: • Onsite Building Maintenance o Respond to all work orders and document results. o Maintain timely and accurate files/records of work orders, supplies and inventory. o Complete all Routine Quarterly Maintenance tasks and document results including, but not limited to the following: Clean all common area and exterior light fixtures and globes. Inspect all fire alarm devices, such as pull stations, horns, strobes, extinguishers and ensure Exit signs are working. This is a visual inspection only. Inspect sprinkler heads for debris or damage. Clean out roof drains. Keep up with basic supplies for electrical, plumbing, lighting, ceiling tiles, etc. Treat stairwells and building exterior for pest control. o Respond to all security calls between 7:00am & 4:00pm. o Knowledge of property’s security systems, water/power shut offs, irrigation system, etc. o Respond to afterhours calls. • Conduct Maintenance Inspections o Perform daily, weekly, monthly, quarterly, and annual inspections of property improvements and document results including, but not limited to, the following areas: Grounds Building Exterior Common Areas Roof Equipment Rooms Leased & Vacant Suites Fire, Life & Safety Systems • General Work Order Task o Complete all tasks required from inspections or as directed by manager o Coordinate with outside contractors as needed and with approval o Maintain all lighting systems. Perform general maintenance, minor plumbing, and electrical repairs (which do not require a license). • Other duties as assigned
