EASY mowing job -- tiny row house yard

Hello, I own a rental property in Swissvale. It is a rowhouse, so both the front yard and back yard are tiny. I would like it to be mowed and weed whacking once/month -- it doesn't need to be mowed weekly or look "perfectly manicured"... I just need minimal maintenance to not be way overgrown. This is a rental property. I live out of state... I was relying on a family member to mow it, but I just prefer to have someone else that is a paid relationship which I can rely on. I would like the first cute to be done ASAP. I need someone who is familiar and comfortable with venmo. I want before and after photos of the job since I'm not there in person. I am willing to pay $35 for the first mow and $25 each time after that -- I'm told that is about right, given the very tiny yards (see photos for how tiny) -- it will be a fast job.
