JOB TITLE: Regional Maintenance Supervisor JOB NUMBER FLSA Status: Exempt DEPARTMENT DIVISION: Vesta Realty GROUP: Residential Property Management REPORTS TO: VP/President JOB SUMMARY, DUTIES AND RESPONSIBILITIES, JOB REQUIREMENTS SUMMARY Maintain a high level of quality and efficiency of all aspects of the maintenance operation within the region, including personnel, budgeting, planning and scheduling, capital project management, inspections, technical assistance, monitoring work order and turnover completion, purchasing, and other tasks to achieve market objectives for the region. (Travel is required) DUTIES AND RESPONSIBILITIES 1. Able to be On-Call 2. Provide after-hours guidance and technical assistance to site staff via telephone SAFETY 1. Act as safety ambassador and promote a strong safety culture throughout the region. 2. Remain current in all safety training with newly developed technology and chemicals 3. Lead and participate in monthly safety education meetings, regionally or at property level; ensure all team members successfully complete required training 4. Monitor the compliance of safe work practices – use positive reinforcement to correct behavior 5. Develop site-specific emergency evacuation plans 6. Activate and coordinate emergency response teams in the event of natural disasters or catastrophic loss events TECHNICAL SKILLS 1. Understand and be able to use and interpret construction drawings, including architectural and mechanical, and construction manuals 2. Identify building defects, and propose suitable solutions/options, and approximation of costs 3. Create detailed scopes of work for CapEx projects, manage competitive bidding process, identify qualified contractors, and manage project through to successful completion 4. Supervise implementation of routine and special projects by site teams 5. Experience with ResMan or other core property management software - able to create reports and analyze property performance metrics related to work order completion, turnover, and preventive maintenance. 6. With the site and regional teams, develop and oversee a thorough preventive maintenance (PM) program to ensure that all building systems, elements, and components are maintained and serviced according to industry standards and manufacturer requirements 7. Inspect properties and ensure that cleaning, grounds keeping, inventory control, and general maintenance is being performed according to company policies and procedures, and that the property has consistent excellent curb appeal 8. Ensure that unit turnover is completed on-budget to a high quality in an efficient timeframe 9. Provide technical assistance on maintenance-related items 10. Work with Acquisition and Development teams on physical due diligence, provide estimates of operating cost; conduct plan review of building at the design phase and make comment on layout that will enhance operations 11. Ability to construct well thought out solutions for problems; be a creative thinker. 12. Manage team of Maintenance Supervisors, who oversee a maintenance staff at each property 13. Responsible for the overall maintenance direction, coordination, and evaluation of the region 14. Perform Interviews for maintenance positions in your region 15. Be proficient in all aspects of the maintenance field 16. Detail oriented in all communication and documentation 17. Explore costs of all products being purchased onsite semi-annually to ensure we are receiving the best quality/price. REQUIREMENTS 1. Strong customer service orientation and managerial skills. 2. Bachelor's degree from four-year College or University or 5 years related experience and/or training; or equivalent combination of education and experience. 3. EPA Certified 4. Ability to carry a cell phone and respond to emergencies. 5. Ability to exercise good judgment. 6. Good communication skills, both oral and written. 7. Basic math skills and office and computer skills. 8. Knowledge of, or ability to learn, advertising and marketing tactics to maximize occupancy. 9. Knowledge of, or ability to learn, Federal, State, and Local Laws pertaining to Landlord/Tenant Laws. 10. Valid Driver's License and reliable transportation. 11. Ability to climb stairs, walk, bend, grasp, and lift up to 25 lbs
