The duties listed below are examples of the various types of work that may be performed. The omission of specific statements of duties does not exclude them from the position if the work is similar, related or a logical assignment to the level and/or class of this position. Description: • Perform a variety of maintenance, construction and demolition tasks at properties owned and managed by Avis Management. • Fix minor equipment and property issues, and work with the Property Manager to acquire proper assistance with larger issues. • Answer work orders as prioritized and directed by the Property Manager. • Perform general property tasks as needed, including but not limited to: - Carpentry - Painting - Electrical - HVAC - Light landscaping - Bathroom and kitchen plumbing maintenance - Snow and ice removal - Small construction projects - Small electrical tasks (changing outlets, changing light fixtures/ballasts, etc.) - Hanging signage • Meet other contractors and oversee their work as directed. Required Education/Experience/Licenses/Certificates: • High School diploma or equivalent • Valid Michigan Driver’s License • COVID-19 Vaccinated Preferred • Basic electrical, plumbing, and carpentry skills with practical experience • Experience in industrial property management field a plus Knowledge, Skills and Abilities: • Ability to follow directions and work on their own for long stretches of time. • Good communication with customers and contractors • Must be productive, courteous, flexible, resourceful and creative as well as have effective people skills. Equipment, Machinery, Tools and Vehicles Used: Ability to drive the company truck, operate a floor scrubber, paint, use a variety of cleaning and maintenance supplies, landscaping equipment, scissors lift certification a plus Physical Demands: This position requires the employee to work on their feet for the majority of an 8-hour shift. Must be able to lift 50 pounds, climb a ladder, squat and bend over. Working Conditions: Exposure to extreme heat/cold when occasional field time is required. Must be able to work in conditions that may be dirty and/or dusty. Reporting Relationships: A person in this position will work under the Avis Management Property Manager. Avis Management’s hiring policy requires all prospective employees to participate in a pre-employment drug screen and background check. Employment is contingent upon candidate test results.
