Hiring now: - Maintenance Technicians - starting from $19.50 - $25/hr dependent upon skills and experience - Grounds and Day Porters - from $18.00 to $19.50 depending on experience - can move up to maintenance technician with training. Grounds/Day Porter Job Description The Grounds and Day Porter position is responsible for assisting Maintenance Technicians and maintaining overall property aesthetics and condition to help preserve property values. Maintaining beautiful and well-kept properties is integral to keeping vacancy low and market rents optimized. Prime Urban Properties’ goal is to exceed the industry’s apartment and office building maintenance standards and set the bar for the market. Responsibilities • Successfully meet PUP business and organization goals with teamwork and attention to detail • Assist maintenance technicians with filter, battery, smoke detector changes, and seasonal turnovers • Unpack and shelf inventory, maintain stock list(s), keep maintenance rooms clean and organized • Remove, cover, or place patio furniture each season • Help stage apartments, when needed • Exterior daily duties: 1. Note landscape/snow conditions, weed planting beds, trim trees and/or bushes, salt as needed 2. replace light bulbs, 3. pick up trash, 4. empty dog waste stations and trash cans, 5. visually inspect, notify PMs of dead plants/trees, vendor issues, damage noticed at properties • Interior daily duties: 1. Mop/straighten up lobbies, 2. Deliver packages to doors, 3. Paint touchups and magic erasure walls throughout 4. Carpet spot cleaning 5. Note conditions for PMs (mats, shoes in hallways, cleanliness, other needs) • Keep an eye on our cleaning service crews and their work at each location – report to PM and/or MM • Power wash trash rooms and other surfaces, as needed, as weather permits • Make sure all community spaces look awesome - Includes knowing and maintaining the layout of each space - Maintain cleanliness and condition of furniture and other items - Test TVs, wifi, and sound systems at properties as needed • Track and complete work orders, report progress/updates, punch in/out and track time for job costing. • Prepare for and attend meetings, training sessions, and seminars as required. • Maintain text, email, or phone communication with office staff multiple times daily.. • Comply with OSHA regulations and applicable laws regarding health, safety, and environment. • Assist with tenant events per PUP policy. • Keep a well-groomed appearance and wear proper uniforms provided by PUP. • Provide exceptional and friendly customer service to tenants on a daily basis. • Maintain a working knowledge of Fair Housing laws and company policies. Maintenance Technician I or II The Maintenance Technician I and II positions are responsible for performing duties to maintain properties and building equipment using knowledge of maintenance systems and processes to preserve their functionality, appearance, and value. The Maintenance Technician II must understand and maintain all building operating systems, respond to tenant requests, and work orders as well as adhere to predetermined internal maintenance schedules. It is Prime Urban Properties’ goal to exceed the industry apartment and office building standards and set the bar for the market. Responsibilities • Maintain Prime Urban Properties’ portfolio including mechanical equipment, storage and mechanical rooms, common areas, exteriors, garages and lots, individual apartments and all appliances and mechanicals within, and the company’s office space per hotel standards. • Schedule and complete preventative maintenance. • Provide emergency/unscheduled/on-call troubleshooting and repairs of mechanicals, appliances, and all functions of each property in the portfolio. (one week every four weeks) • Perform quality control by inspecting Maintenance Technician I work as needed. • Inspect turnovers, vacant units, and assigned properties on a regular basis. • Utilize the Rent Manager app, payroll app daily to track work orders, report progress/updates, punch in/out and track time for job costing. • Utilize carpentry and mechanical maintenance skills daily including, but not limited to, general construction repairs, plumbing, electrical, and appliances and mechanicals (ie HVAC). • Complete apartment turnovers on time for new move-ins per PUP standards and procedures. Be available on weekends, if turnovers are scheduled, per PUP policy. • Check night lighting at assigned properties periodically. • Operate and maintain equipment and tools for work performed. • Maintain shop and all work areas in a neat, organized, and clean manner. • Return tools and unused maintenance supplies to appropriate area at the end of each day. • Maintain inventory of equipment and supplies/deliver and/or pick up supplies as needed. • Read and interpret equipment manuals and/or property As-builts. • Prepare for and attend meetings, training sessions, and seminars as required. • Maintain text, email, or phone communication with office staff multiple times daily. • Comply with OSHA regulations and applicable laws regarding health, safety, and environment. • Adhere to budgets and schedules while identifying areas to save money and/or improve efficiency. • Assist with tenant events per PUP policy. • Represent PUP as a professional and top-notch management company by keeping a well-groomed appearance and wearing proper uniforms provided by PUP. • Provide exceptional and friendly customer service to tenants on a daily basis. • Maintain a working knowledge of Fair Housing laws and company policies.
