We are seeking an energetic and reliable porter to perform day-to-day building maintenance at our multi-family residential apartments. Overall duties will include removing debris, maintaining common areas, restocking common area bathrooms and responding to all cleaning emergencies. The successful candidate will be highly organized, dedicated, and able to handle a variety of duties simultaneously. You will work with management to create an effective cleaning schedule, which will include your day-to-day routines and work timetable. Porter/Groundskeeper Job Summary: ~Responsible for the upkeep of grounds, amenities, building exteriors and leasing office, parking lots and other community buildings. Job Responsibilities: ~Maintenance ~Responsible for meticulous upkeep of grounds, amenities, building exteriors and leasing office, parking lots and other community buildings. ~Remove trash from office areas and apartment community perimeter on a daily basis. Assist in the preparation of market ready units, including removing trash from vacant apartments (trash outs) prior to make-ready. ~Assist Maintenance Supervisor/Property Manager and/or perform assigned maintenance tasks in a timely manner ~Assist in the cleaning of available apartments and or models. ~Report any maintenance concerns for repairs on available apartments, models, clubhouse, and/or common areas to the Maintenance Supervisor. Leasing Responsibilities: ~Meticulously maintains curb appeal. ~Assist management team with other various tasks required. ~Administrative ~Uphold all company policies, goals and values. ~Resident Relations ~Represent the community in a professional manner at all times-on/off property. ~Deliver communication documentation to residents. ~Contribute to resident retention programs. Safety Responsibilities: ~Ensures that unsafe conditions are corrected in a timely manner. ~Learns and ensures compliance with all company, local, state and federal safety rules. ~Immediately report all unsafe conditions. Additional Requirements: ~Attendance is an imperative job function. ~Employees must fulfill the performance standards of this position and comply with policies, rules, and procedures of the company, including those set out in the Employee Handbook, or otherwise communicated (verbally or in writing) to employees. Reports to: Maintenance Supervisor Wage Status: $14 - $16 Hourly (Non-exempt; eligible for overtime)
