Female pup to a good home

I ran into a couple selling this beautiful, friendly 10-month old puppy in Columbia City a couple days ago, and made a hasty decision of offering some 20% of what they were asking, and taking her home. However, regretfully, I am realizing now that I am not in a good shape to offer her a beautiful life that she deserves. She loves other dogs and being outside, and she loves the sound of kids playing. To make things worse, I am also moving from a mother-in-law unit to a single bedroom with other roommates, and I am not sure that would make a good place for her, or that my roommates/landlord are too keen with a young, active pup. I was told she is a bull terrier and chihuahua mix, and was up-to-date on shots, however, she is not spayed. She comes up to 12" at her shoulders. She responds to Nubia, is good on leash, and is doing progress on how to sit and stay (fruits of my labor over the last two days). She hasn't made a mess inside, but I've been making sure she goes out every 2-4 hours, given that she is in a new place. She holds it and sleeps really well at night. She will come with a harness, collar, leash, 35 lbs of Kirkland food, 2.5 lbs of soft chicken & apple treats, couple of toys, poo bags, and a phone number of the previous owners. An adoption fee of $250 would be appreciated to cover her previous adoption fee and some expenses.
