The Maintenance Technician repairs and maintains the whole apartment community. Depending on the property, the Maintenance Technician is also required to clean the grounds and common areas of the Property. Duties and Responsibilities: - Endeavor to complete resident service requests in a prompt, professional, and thorough manner within 48 hours. - Conduct apartment inspections prior to move-in and after move-outs. - Ensure Property appearance/curb appeal is in neat, fresh condition. Proactively remove debris, trash and other items around the property. - Prepare vacant apartments for showing within 7 days after move-outs. - Change all locks at every turn of tenancy or at a resident's request. - Inspect Property continuously for repairs or improvements. - Remove trash in any common areas as needed. - Ensure that the residents are provided with a clean, safe and well maintained community. - Use safety equipment as is required at all times (e.g. back support when lifting and safety goggles when cutting keys) and otherwise ensure compliance with the safety policies of the company. - Have current knowledge regarding contracts, vendors and suppliers. - Supervise all vendors (gardeners, pool service, painters, cleaners, etc.) to ensure efficient and professional job performance.
