$500 Sign-On Bonus $2,000 Summer Bonus* The HVAC Maintenance Technician will perform routine and extensive preventative maintenance and repair procedures on properties, mechanical, equipment, and utility systems. This position will require that individuals will obtain an HVAC certificate, as well as a refrigeration certificate. The HVAC Maintenance Technician will perform general cleaning and minor maintenance duties in maintaining apartments, buildings, community spaces, adjacent walks and grounds, grass, and equipment in clean, orderly, and functional conditions, as well as providing assistance to staff, visitors, and other employees, as necessary. Job Duties and Responsibilities: *Perform minor and major repair of all HVAC and other equipment and throughout the property *Ability to troubleshoot HVAC components and replace as necessary *Ability to climb ladders and work under inclement weather *Able to request parts needed *Follow all refrigerant guidelines *Maintain an active HVAC/ EPA Certification *Assist in training of other employees as needed *Perform preventive maintenance procedures on building mechanical equipment on a scheduled basis *Perform minor electrical maintenance to include but not be limited to replacement or repair of fixtures (e.g. wall switches and outlets, incandescent and fluorescent bulbs and tubes, ballast, sockets, fuses, minor appliances, cords, etc.) using appropriate hand, power, and specialty tools Experience: **3+ years of prior experience with HVAC Maintenance occupation **Advanced knowledge of HVAC, plumbing, and electrical systems **Advanced experience using hand and electrical tools EPA Certification - Required Driver's License - Required
