Trinity Episcopal Church is seeking to fill one full-time or two part-time positions to manage the church properties. At least one of these positions will be required to live on the church campus in a house provided as part of the benefits package. If filled with two part-time employees, the job responsibilities will be divided between the two positions based on the experience and housing needs of the candidates. To start August/September 2021 Property Management Responsibilities: The Property Supervisor will be a proactive manager of the campus, developing systems to track routine maintenance and resolving buildings and grounds issues as they arise. The Property Supervisor will report to the Rector, and will also serve as the staff liaison for the Property Committee. Areas of maintenance responsibility include the church, office, parish hall/education building, and sexton’s home, as well as the surrounding grounds, cemetery, walks and parking lot. For the rental property at 214-16 W. 2nd Street, the property supervisor is responsible for the building exterior but not the grounds. • Regularly inspect the buildings and grounds to monitor the conditions of the property and identify and document (in writing) issues that need to be addressed. • Perform routine maintenance and minor repairs to facility and equipment when appropriate and report other repair needs to the Property Committee and Rector. Maintenance jobs may include: fix a leaky toilet or sink, replace a switch or receptacle, replace a broken pane of glass, replace a door knob, some painting • For approved repairs requiring a contractor, Sexton will manage the process of getting repairs done as follows: provide a written scope of work to contractors, obtain bids from contractors, and forward a written bid or estimate to the chair of the Trinity Property Commission for approval. Sexton will also manage contractor and ensure that the work is completed according to the written bid. • Monitor and order supplies as needed, in cooperation with Parish Administrator/Office Manager • Hire contractors for annual gutter cleaning, including the two houses on W 2nd Street • Maintain and organize storage rooms and boiler rooms • Receive notice from the tenant at 214 W. 2nd Street about property repairs needed (notice may be relayed through the Trinity Parish Administrator), and address problems as required. • Alert the tenant at 214-16 W. 2nd St. if their responsibilities for landscaping and property maintenance are not being fulfilled • Manage tenant/guest group scheduling and relationships (12 step groups, Girl Scouts, etc) • Maintain landscaping and property at 212 W. 2nd St. Sexton: Property Caretaking and Custodial responsibilities: • Responsible for opening and closing of Church property 7 days per week • Provide security supervision as needed • Ensure that all areas of the Trinity campus are kept neat and orderly at all times. • Ensure the cleanliness of the church buildings with regular cleaning, dusting, sweeping, vacuuming and mopping (excluding preschool area) • Develop and maintain annual schedule of special cleaning services, including thorough cleaning of hard-to-reach places in sanctuary. • Clean bathroom on main floor daily, and clean other bathrooms weekly • Monitor heating and cooling of the various building spaces and ensure that correct settings are maintained, or address problems as needed. • Ensure that adequate cleaning supplies are available • Ensure that restrooms, kitchens, etc. have adequate supplies • Ensure that all trash and recycling is disposed of regularly and properly • Set-up and store chairs and tables before and after church functions and meetings; clean up after functions and meetings • Make sure all tools, lawnmowers etc. are properly maintained and stored • Coordinate snow removal and sidewalk de-icing as needed. • Promptly respond to emergent and emergency issues that arise • Other duties as assigned Qualifications and Skills: For Supervisor: • Supervisory skills to manage part-time Property Assistant and volunteers • Project management skills to develop procedures and checklists for maintaining the building • Experience with basic building maintenance, including heating, plumbing and electrical systems • Maintain a Low Pressure Boiler License (may acquire one immediately upon employment) • Be able to work both independently and as directed by senior church staff • Must be able to work safely with power tools such as drills, saws, mower, floor buffer, and shrub trimmer • Must be available to check a church-provided email address on a daily basis to communicate with staff, volunteers, and vendors. • Must be physically able to perform the duties of the position, including climbing steps and ladders, must be flexible enough to bend, and must be able to pull and push heavy objects (i.e. be physically able to lift, move, and carry objects up to 50 lbs.) • Interact with others in a cordial and professional manner For custodial position: • Knowledge of and skill in cleaning procedures and processes, products and equipment • Knowledge of basic building maintenance • Maintain a Low Pressure Boiler License (may acquire one immediately upon employment) • Must be able to work safely with power tools such as drills, saws, mower, floor buffer, and shrub trimmer • Must be physically able to perform the duties of the position, including climbing steps and ladders, must be flexible enough to bend, and must be able to pull and push heavy objects (i.e. be physically able to lift, move, and carry objects up to 50 lbs.) • Interact with others in a cordial and professional manner Position requires the successful completion of a background check and Safe Church Training. Compensation and hours: • 10 hours/week for property supervisor; 25 hours/week for sexton. • Salary TBD based on experience of candidate • Paid vacation and holidays, 403b eligibility. • Housing included for one employee (and their family).
