Michelson Realty Company is looking for a highly motivated maintenance technician for a multi-family facility in Ballwin, MO. Candidates are encouraged to have HVAC Certification, a good work ethic, be fluent in English and have a positive attitude. One year of experience in apartment maintenance is required. Candidate without apartment maintenance experience will not be considered. Also, applicant must have reliable transportation. An employee in this position performs various skilled and semi-skilled tasks in the repair and maintenance of appliances, buildings, and equipment. Work involves primary responsibility for proficiency in several trades, with working conditions and the degree of supervision exercised differing according to the location and nature of assignments. The employee exercises technical independence in determining work methods and procedures and receives assignments orally or through written instructions, which may be accompanied by sketches or diagrams. Review of work is received from technical or administrative superiors through inspections and discussion. Examples of Work: 1. Installs electrical conduit, wiring, switching devices, controls, outlets, fixtures, motors, and other such equipment. 2. Tests, maintains, and evaluates equipment performance using instruments such as voltmeters, ohmmeters, pyrometers, and pressure gauges. 3. Installs and repairs refrigeration equipment. 4. Performs skilled maintenance activities including carpentry, welding, brazing, soldering, and plumbing. 5. Checks and repairs, fans, valves, and motors. 6. Adjusts, repairs, and replaces electrical relays. 7. Prepares accurate records for preventive maintenance. 8. Performs related work as required. Required knowledge, skills, and abilities: 1. Considerable knowledge of the methods, materials, tools, and practices used in HVAC, electrical, and plumbing. 2. Considerable knowledge of the occupational hazards and safety precautions of the trades involved. 3. Skill in the care and use of tools and equipment used in the trade involved. 4. Ability to detect defects in equipment and to make proper repairs or adjustments. 5. Ability to interpret diagrams. 6. Must be fluent in English. Minimum Training and Experience: 1. One year of experience in multi-housing maintenance work, which involves HVAC, electrical, and plumbing.
