Refrigerator Fix or Buy & Replace with Used

I am an out of town landlord and need help fixing or replacing a refrigerator. The tenant says it won’t stay closed and it is causing the food to not stay closed. I imagine it’s a problem with the fridge gasket. There is also some sort of drip at the back of the fridge. I am looking for someone to head over there, check it out, come up with a solution. Hopefully fix the issues, but if there’s no relatively easy, relatively cheap long term solution to the issues, I’d like the person to buy a used fridge, bring it over and replace it, and get rid of the old one if possible. So the person would probably need a truck that can transport it. If all goes well, I’m looking for more help at the building going forward for issues like this, other repairs etc. If interested, please let me know your experience level w refrigerators and the soonest you can make it over there. I’m looking for someone who lives relatively close so it’s not a big hassle to get out there. I understand it’s hard to gage what the job would cost at this point. When completed I can pay by just about any method except cash since I am not at the location. Apps, check in the mail, etc.
