Are you looking for a stable full time position? We are seeking a full time property manager for a 74 unit complex. 1. Be the presence in the office for in person requests and answer emails, faxes, and phone calls. Keep office tidy and organized. 2. Receive rent/payments, issue receipts, and complete required reporting. 3. Daily inspections of the community grounds and facilities. Monitoring of laundry rooms, dumpster area, parking lot, other common areas and swimming pool area. Possible light pickup to help ensure tidiness, if applicable. We have groundskeeping and maintenance for everything else. 4. Handling move in and out inspections, scheduling maintenance, scheduling vendors and providing instructions to vendors, being able to do minor repairs is not required but is very useful. 5. Create move in paperwork and lease documents and conduct actual move in and move out of tenants. 6. Respond to tenant requests such as during business hour lock outs etc or laundry machine issues. 7. Prepare and deliver a weekly property status reporting. Deal with backoffice requests for reports and follow up. 8. Daily communication with offsite region property managers and main office staff. 9. Showings of vacancies and update listings as needed. Process applications received. 10. Ensure resident compliance with lease provisions including community rules; follows up on and reports lease violations and takes appropriate action; investigates unusual or suspicious occurrences; report regularly to supervisor on status of building, program, staff and residents. 11. Respond to resident complaints, investigate concerns and requests and be a problem solver and enforce community rules in a timely manner. 12. Issuing notices as applicable and posting individual and general notices to residents. (individual notices are provided in person in the office with another property manager) 13. Monitor video cameras of common areas as needed. 14. Understanding of and ensuring we are in compliance with Fair Housing Rules. 15. Work with rental assistance programs. 16. Maintains confidential information and strict confidence of tenants. Send resume for consideration.
