Description
Property management company seeking qualified Field Supervisor and property inspector. We are seeking a reliable, honest and detail-oriented full-time individual who can work well unsupervised. Applicant must have the following qualifications & experience: • Must have at least three years of experiencing in maintenance management. • Well-organized with the ability to keep sensitive information secure and confidential. • Self-Starter with excellent time management skills. • Excellent communication skills, both written and verbal. • Quick-to-action and strategic problem solver. • Task-oriented with a hard-charging attitude • Must be familiar with maintaining work orders within Appfolio Software • Must be agreeable to a flexible schedule to handle emergency repairs/problems that arise and coordinate vendors after hours. • Must have a clean driving record to operate a company vehicle. ▪ Must be able to read, write and communicate and follow instructions in English. ▪ Proof of eligibility to work in the U.S. (Valid CA Driver's license, Social Security card, or Permanent Resident Card) ▪ Must be able to complete an I9 form and e-Verfiy. ▪ Familiarity with hand-held tools, inspection equipment (such as thermal imaging cameras & moisture meters), iPhones, Mac-based computers, and printers. ▪ Must be able to handle a physical workload Job Duties • Manage work flow originating from tenant’s need for maintenance and owner’s need for improvements. • Quality Control inspections for work performed by outside vendors. • Perform pre-move out inspections with tenants and owners. • Perform move-in inspections with tenants. • Determine needed repairs, secure estimates of cost and schedule turnover of vacant units with selected vendors and in-house maintenance manger(s). • QUALITY CONTROL - Responsible for ensuring that the work is performed to an appropriate quality level and that it complies with company policies, applicable industry standards and legal requirements. • Serve as the main point of contact for all tenants that request work orders and communicate appointment times. • Work in tandem and communicate efficiently with Property Management team on work orders that need approval and move out inspection details. • Install lockboxes at properties. • Install and remove signs at properties. • Perform general clean-up and wipe-down of properties. • Prepare and serve Tenant Notices. • Assist PM with Security Deposit Disputes. • Assist PM in the showing of properties. • Track and manage key distributions and the key management system. • Assist in the re-keying of properties. • Clean and wipe down on-site laundry rooms. • Purchase, rent, and/or manage the maintenace of company equipment. • Assist vendors and field staff with general maintenance (i.e. the cleaning of rain gutters, removal of illegal dumping and trash, graffiti and homeless. • Perform all other duties assigned to them. Compensation & Benefits: • $25.00 per hour with overtime • Employer covers 50% of Medical/Dental/Vision Benefits • 6 days of PTO per year + accrued vacation PTO • 401(k) Benefits eligible after 12-months of employment Job Type: Full-time, salaried position.
