We are looking for an experienced property manager to take over a 40 unit apartment complex that has a strong background in maintenance. This position requires the applicant to LIVE AT THE PROPERTY and handle a variety of home improvement tasks independently and will include painting, plumbing, electrical and carpentry work. Applicant should have their own tools and must speak English. This job requires motivated individuals with an excellent work ethic and good communication skills. As the resident manager you are responsible for servicing and satisfying our residents and earning their trust, identifying ways to continually improve the living experience of our residents, and for responding quickly and courteously to all resident needs pertaining to maintenance that may require troubleshooting and taking appropriate action to repair and/or restore service. The resident manager holds the responsibility of maintaining the common areas of the community in excellent condition, along with enforcing all community rules and regulations including, home and home-site condition through on going home-site inspections. Applicant need to have general knowledge in the following: • Leasing apartment homes; • Fair housing rules and regulations; • Rent collections and serving tenant notices; • Plumbing: changing toilets, garbage disposal repair/replacement, snake drain lines and mainline, repair/replace faucets, pipe repair/replacement, hot water heater repair/replacement, sprinkler repair; • Electrical: Install light fixtures, change out light switches and outlets, install thermostats, smoke detectors/carbon monoxide detectors, etc; • Appliance Repair: trouble shoot and repair gas stoves and ovens, refrigerators, A/C units, heaters, washers and dryers; • Carpentry: Replace door jams, repair/replace kitchen drawers and cabinets, etc; • Paint and Drywall to include patching and or drywall replacement, unit turn touchup and complete unit paint, exterior graffiti paint, parking lot painting; •Other maintenance to include: Lock changes, property cleaning, unit trash outs, power washing, home site inspections, smoke detector testing, window replacement, etc. If you’re interested in joining our team, please submit your resume and you will be contacted to sign up for a virtual interview.
