Apply on LabCentral's website- LabCentral is hiring a Facilities Manager for our new location at 238 Main Street in Cambridge. This role will report directly to the Site Head. You will be a strong fit for this role if you have 3-6 years in facilities management or related trades and are experienced in building relationships with contractors and property management. We are looking for a self-directed individual who enjoys rolling up their sleeves to problem solve while delivering service to our resident companies. RESPONSIBILITIES Your day-to-day is focused on ensuring that the site infrastructure is operating well, residents have what they need to be successful, and your team is thriving. Every day is different, so flexibility and responsiveness are key while delivering value on projects and other commitments! Managing Facility Infrastructure and Amenities Cultivate a culture of safety across the facility with support from LabCentral’s EHS team Develop and manage functional areas including building infrastructure (plumbing, electrical, HVAC), janitorial services, security, and shipping & receiving Establish and build relationships with property managers and contractors Attend to urgent issues and scheduled work after-hours and on weekends as needed Develop and oversee the facilities team’s budget Uphold LabCentral’s standard of excellence for delivering services, facility upkeep, and aesthetics Building and Managing the Facilities Team Lead a team of 1-2 associates, establish roles, responsibilities, and oversee the development of work processes Hold regular 1:1s with direct reports, providing coaching on work challenges, alleviating bottlenecks, helping prioritize work focus, developing skills, and sharing feedback Fostering Relationships Connect with growing resident companies to understand their evolving needs and determine how to potentially accommodate them based on the facility’s infrastructure and capabilities Create opportunities for the facilities team to engage with residents through their work responsibilities, escalating feedback to Site Head as needed Display a high-level of customer service and ensure residents are comfortable and able to work safely and efficiently in the facility based on provided services Other responsibilities as needed and appropriate to support the team and our residents Your success will be guided and determined by many things, including some of the following metrics: This is a new site – your role with have an important impact on its success Strong engagement score from employees within your reporting structure Operational continuity of the site – e.g. on-going and anticipatory maintenance, short down time for service interruptions, adherence to safety protocols You’re not expected to hold all the below qualifications, however, the ideal candidate will possess many of the following: DESIRED QUALIFICATIONS AND TECHNICAL SKILLS Ability to work on location in Cambridge, MA including occasional but rate off hours including weekends Proficient in Microsoft Office Suite Experience managing relationships with janitorial staff, trades contractors, and property management Ability to learn new facilities management systems as needed Ability to conduct hands-on facilities work involving tasks such as lifting up to 50lbs, climbing a ladder, and using hand and power tools Basic understanding of building infrastructure, construction methods and materials, and best/safe practices Conversational in Spanish and/or other languages is a plus DESIRED COMPETENCIES AND BEHAVIORS Strong time management, organization, and decision-making skills Excellent communication and customer service skills for building relationships with residents, property management, and vendors High standard of excellence for work, including responsiveness to requests and issues Ability to critically evaluate requests considering short and long-term impacts to LabCentral’s facility and business Capable of managing the small details up to more general, broader situations BENEFITS Medical and dental premiums fully covered, including deductible costs Unlimited vacation Three months fully paid parental leave 401K match up to 6% with immediate vestment Partial or full reimbursements towards transportation (parking pass, MBTA, or bike commuting costs) Gym/fitness/yoga memberships or classes, massage therapy, and cell phone stipend and repairs Reimbursement for continuing education/training towards your job, student loan reimbursement Long- and short-term disability, life insurance Amazing colleagues, inspiring residents, sleek workspaces with tons of snacks, and in-house programming on thought-provoking topics!
