Privately owned apartment community is currently seeking an experienced Maintenance Technician for 120-units located in Plant City, FL. RESPONSIBILITIES: Perform maintenance functions and work side-by-side with the Maintenance Supervisor and Property Manager to make sure the apartments are in move-in condition. Complete apartment turns and service requests in a proactive and efficient manner Schedule all contract services and purchase supplies. Perform routine maintenance tasks including light duty plumbing, electrical, painting, carpentry, HVAC and preventative maintenance. Manage vendor quality and workmanship. · Maintain accurate records of preventive maintenance, service requests, and make ready status of all vacant apartments. Also, maintain expenditures in line with the budget. · Maintain adequate inventory of spare parts and maintenance materials to handle most common repairs and situations. REQUIREMENTS: Possess a positive, can-do attitude and be an effective team leader Familiar with federal, state, and local safety regulations, including OSHA, EPA, Workers' Compensation, Hazard Communication, and Fair Housing laws. Qualified individuals must have at least 2 years’ experience in property maintenance. Must have a strong HVAC background. Must be EPA and HVAC certified. Ability to properly diagnose and complete required maintenance/repair work. Emergency rotating on-call. Strong organizational and time-management skills.
