Job Summary: The role of a Maintenance Technician is vital to the company's success. This role involves the technical repairs and care of the interior and exterior of the overall apartment community, individual unit homes, and all property amenities. A passion and commitment in the fields of maintenance, leadership skills and customer service are key roles required for this position. Requirements: • Perform repairs related to plumbing, carpentry, electrical, appliances, HVAC systems, and miscellaneous repairs or replacements as needed. • Maintain company provided equipment such as pressure washer, snakes, and other supplies as needed. • Monitor exterior of buildings for issues with roof, siding, shutters, etc. • Maintain chemicals and / or hazardous materials in the proper manner. Practice workplace safety at all times. • Typical working conditions are in a labor intensive- outdoor environment or interior of apartment community and home. Position requires routine travel locally during the workday by foot or vehicle. Knowledge, Skill and Experience: • Intermediate skills for repairs of plumbing, appliances, electrical systems & HVAC systems as well as other general type repairs (repairing locks, painting, etc.). • Possesses own tools to perform technical maintenance tasks. • Ability to use internal software (Yardi). • Team oriented with ability to work independently. • Strong sense of urgency to accomplish tasks. • Possess and apply common sense understanding and good judgment. • Valid driver's license and insurance is required. • Reliable daily transportation required. Preferred pickup truck. • Ability to read, write and communicate in the English language • Bilingual English / Spanish is a plus Daily Work Functions: • Receive daily work orders/request in the morning, and keep track of how many are done in a day through our mobile app. • Make sure work orders are finished to completion in a timely and professional manner. • Keep track of all expiration dates for boilers, elevators, fire service, etc. • Follow up with tenants to make sure they know their work order is received, get permission to enter the unit and keep them informed as to how soon the job will be done. • Work with Property Managers to see if they have any complaints or issues from tenants regarding a work order. • Prioritize work orders based on importance; make sure all leaks, mold and peeling paint are handled first. • Have excellent organizational skills and the ability to handle multiple work orders in a day. • Complete special projects as requested. Physical Requirements: • Ability to safely and successfully perform the essential job functions consistent with the ADA, FMLA and other federal, state and local standards, including meeting qualitative and/or quantitative productivity standards. • Ability to maintain regular, punctual attendance consistent with the ADA, FMLA and other federal, state and local standards. • Must be able to lift and carry up to 50 lbs. • Must be able to talk, listen and speak clearly on telephones. • Though routine and pre-scheduled work hours will be provided, this position requires the ability to work five days of the week (M – F, 9:00am – 6:00pm). • Position requires the ability to serve on-call, as scheduled or as necessary.
