Part-Time Apartment Maintenance Tech for 41 Unit Apartment Complex for Seniors - $15 hr to start Our goal is to provide quality customer service to our residents and day-to-day maintenance to their community. Hours are 8am-12pm, but could fluctuate or increase during events or workload increase. The employee will work under the direction of the Property Manager. Essential duties include but are not limited to: 1) General knowledge of Electrical, plumbing, carpentry, masonry and painting 2) Repairing and treating structures such as showers, sinks, appliances, doors/cabinets, walls and building exteriors 3) Make ready units for new move‐ins 4) Have a working knowledge of HVAC systems and be able to maintain and replace HVAC room units 5) Be on call for 24 hour emergency maintenance 6) Schedule and complete preventative maintenance program 7) Assisting the daily cleaning of building common areas and grounds. 8) Coordinate special projects and set up/tear down events as directed 9) Manage trash and recycling 10) Maintain inventory of parts and supplies 11) Oversee outside vendors, as needed 12) Assisting other staff with their duties when short-handed or as needed. 13) All other duties as assigned Job Requirements Maintenance Technician must maintain a professional and courteous manner with residents, visitors, contractors and fellow employees. One must have the ability to follow oral and written instructions and be able to maintain effective and cooperative working relationships. Ability to complete duties that include bending, lifting, carrying, climbing, using ladders of all sizes, crawling, using power tools, working in small spaces or closed areas, heights, and working outdoors. Education/Qualification High School Diploma or more Valid Driver's License and Social Security Practical experience in HVAC, Plumbing and home maintenance systems Must live within a 20 miles radius of Sebastian
