Local, well established downtown Baptist Church seeking candidates for consideration filling the lead role as our Facilities/Maintenance Manager. Must possess pride and positive attitude. Must be physically able to bend, stand long durations, and lift up to 35lbs unassisted. Most of the time working independently, however, we are anticipating future changes which will require supervisory skills. Background Check and Drug testing will be conducted. OVERVIEW Maintenance of equipment and buildings covering the span of four buildings which supports the main church (built in 1956), music, education wing, pre-school, chapel, youth center, Outreach Center and other mission areas of focus. Knowledge and Experience: Electrical Knowledge and/or experience of electrical: lights (fluorescent, LED, Metal Halide, MR16 and Halogen and LED floodlights and CFL,s of all types and Source Four floods). How to change out all types of lights with use of a ladder, lift or extended pole and from a catwalk and the ballasts that goes with each type of light. How to retro fit lights from T-12 to T-8 or LED tubes. How to mount and maintain emergency lights. Able to replace/repair outlets, sockets and switches. Run new wire in walls for electrical and network outlets. Be able to check connecting wires and plugs for the internet, trace and repair shorts in the cable. Be familiar with breaker boxes, breakers, wires and cut-outs. The sanctuary lights are changed from a catwalk, others are changed out via a one- person lift so must not have fear of heights. Knowledge and Experience: Plumping Be familiar with all types of toilets, Regal, Sloan and American Standard with tanks and without. Replacement/repair of commercial/residential systems dealing with daily leaks, overflows and clogs. Sinks from 1956 to 2000, faucets with and without washers. Hot water heaters and maintenance of them. Drains: outside and inside. Most common problems: Leaking ā€œJā€ bends, drippy faucets, stopped-up toilets and sloan/regals toilets that will not stop running. BUILDING KNOWEDGE This includes doors, locks, handicap doors, auto open, cabinet doors and locks for them. General building maintenance. Ceiling, ceiling tiles, handrails, wall hanging of bulletin and write boards, pictures, tv and computer monitors. Basic knowledge of elevators and how open in an emergency. You must be able to keep inventory of all of the stock that you use in maintaining the church. Basic Knowledge of Building Equipment In addition to multiple AC rooftop units, this Church uses a large chiller for A/C of the main church and a steam boiler for heating of the same. All controls (t-stats and valves) are pneumatic, so having knowledge of pumps, electric motors, pneumatic controls and air compressors is essential. Salaried position, TBD Paid vacations, healthcare and retirement benefits after 90 days of employment. Anticipate interviews to start in July with hiring start date in September. (Earlier date may be considered at a reduced rate during turnover period.) Working days of the week are from Sundays through Thursdays.
