The Role: The Painter role is a critical component to the community in providing a pride in home. The Painter is responsible for the maintaining the community standards and aesthetics for individual units and general grounds, along with interior and exterior areas. The Painter uses appropriate techniques and equipment to professionally finish interior and exterior surfaces. The Painter provides excellent customer service in interactions with residents, guests, and prospects. What You Will Be Doing: Essential duties and responsibilities of this position are marked with an asterisk (*) reasonable accommodation may be made to enable individuals with disabilities to perform the essential functions. •Protect owner’s interests by managing the community in terms of cleanliness, compliance, and safety*. •Assure that the community is maintained to be a friendly, welcoming, and comfortable place for residents*. •Responsible for the maintaining professional finishes for interior and exterior areas of the community, as assigned*. •Follow all Fair Employment & Housing Act guidelines (FEHA) and Cambridge’s mission and values when interacting with residents, guests, and prospects*. •Measure area to be painted; determine quantity and type of paint to use for the project*. •Identifies and orders appropriate paint colors and finishes, mixing if needed*. •Prepares surfaces to be painted, which may include removing prior finishes through chemicals, grit blast, or other methods*. •Masks, removes, covers, or otherwise protects furniture, hardware, trim, and other nonpainted surfaces*. •Applies paint to interior and exterior surfaces using brushes, rollers, sprayers, airbrushes, stencils, and other tools*. •Performs basic stencil and line work, which may include painting lines on floors, parking lots, and other surfaces*. •May apply wallpaper, specialty finishes, and glazes. •Complies with chemical and waste storage and disposal regulations and best practices*. •Builds scaffolding according to safety regulations. •Maintains a clean work area*. •Preparation of market ready units, including preparation of areas to be painted*. •Painting areas such as curbs, speed bumps and other areas as assigned*. •Monitor the maintenance condition of the community by reporting conditions to the community manager and submitting requests as appropriate. •Performs other duties as assigned. What You Bring to The Table: Education & Experience •Minimum of a High School education or GED. •Minimum of 1 year of related experience in painting (interior and exterior). The Physical Work: The role is performed at one or more communities in the field with noise levels in a low to moderate level. This position requires the ability to work outside on a regular basis in various temperature and humidity conditions. While performing the duties of the position, the employee is regularly required to stand; walk; sit; use hands for fine manipulation; reach with hands and arms; climb or balance; stoop, kneel, crouch, or crawl; talk, hear, and smell. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus. The employee must occasionally lift and/or move up to 50 pounds and team lift to 100 pounds.
