TITLE: Maintenance Technician REPORTS TO: Maintenance Superintendent POSITION SUMMARY: The Maintenance Technician will work with the maintenance staff to ensure the safe, clean, and economical maintenance of The Ridgely condominium, including the grounds, outside perimeter, and the building’s mechanical equipment and systems, when needed. QUALIFICATIONS: Education and Experience High School Degree, GED or equivalentExcellent communication skillsMinimum of 3 years building maintenance experience Must pass a criminal background check as well as a drug test. Knowledge, Skills, Ability Problem-solving skills Customer service experience Hands-on maintenance experience Understanding of Building Codes and Safety Regulations Physical Requirements Required to be on feet 7 – 8 hours/dayRequired to stoop, bend, speak, and listenAbility to climb ladders with no fear of heightsAbility to lift 60 poundsAbility to push dumpsters weighing upwards of 400 pounds ESSENTIAL FUNCTIONS: post all notices required by Community Association Manager water all the flowers and lawn vacuum, dust, clean glass on all 28 hallways sweep trash rooms all 28 hallways clean glass and dust in the lobby change trash dumpster (with help) cut lawn each week help plant flowers weed flower beds. sanitize call buttons to the elevator, pushbutton to doors, and Ridgely Room equipment, railings, table, and chairs sanitize bathrooms on the lobby and 28th floors assist Maintenance Superintendent as needed immediately complete an incident report for any accident, no matter how small or minor, to the Boardperforms other similar and related duties assigned OTHER FUNCTIONS: SEASONAL Water flower pots on the upper parking deck Pool area-empty trash cans Pool area- check water level and temperature Clear and treat sidewalks in winter during a snowstorm WORK HOURS: This position will work a 40-hour workweek and overtime on an as-needed basis.
