Real-Estate Investment Company is looking for a building maintenance/repair person who will be responsible for general repairs of apartments located in both Miami-Dade and Broward Counties. Duties will include everything from minor repairs to overseeing teams of contractors for major repairs. In addition to upkeep, inventory of tools, and mileage, a work log must be maintained in an efficient manner under the direction of ownership. Must have a pickup truck or van. RESPONSIBILITIES: Must have your own hand tools and experience installing doors, replacing siding, trellises and trellis beams, balcony handrails and other exterior woodwork. General carpentry, minor electrical installation, tiling and minor roof work. Experienced in fixing windows, replacing broken glass, new windows or balance rods, changing door locks, replacing exterior light bulbs Complete turnover repair of vacant units for new tenant occupancy within established deadlines, and familiarity with subsidized housing (Section 8) guidelines Oversee the daily repair and general upkeep of owned real estate properties, and maintain general cleanliness of building and grounds (including orderly & cleaned trash containers) General Lawn care and pressure cleaning and painting Maintain a safe work environment at all times and reporting any safety concerns/issues to ownership Must be able to communicate well to tenants and ownership Manage the scheduling and direct supervision of all third party work Secure tool inventory, oversee the ordering and delivery of all necessary supplies and equipment per Property Manager Maintain a safe work environment at all times and reporting any safety concerns/issues to ownership. Maintain the required property uniform and ensure a professional image and attitude at all times Work within budgetary guidelines when purchasing supplies or service On-call duties are required and overtime may be necessary periodically Show empty apartments to prospective tenants and act as the first screener for potential rent applicants. - Applicants with strong experience with Concrete, Concrete finishing, stucco is a plus - Spanish is not required but is helpful - Pay is contract work and we will issue a '1099' at the end of the year. EDUCATION: High school diploma or general education degree (GED) is required, or trade/technical school or industry-related courses preferred. Reference and past work experience are required. Background checks will be done and references checked. Must also be willing to be on call after hours, including nights, weekends and holidays and may require emergency calls. The person needs to be able to work with little supervision. COMPENSATION: $20 per hour and up depending on experience. Full-time hours.
