Experience a guided tour of a mixed use project that introduces a new residential standard for the neighborhood followed by a social hour. The Front Row Mixed-use Building Tour followed by a social hour The Front Row project provides new housing solutions to meet a high demand in the heart of downtown Fort Collins. The condos are designed to fill a market gap for homeowners seeking new, quality housing and accessibility in Old Town. The upscale design is in an area with limited and aging residential options. The mixed-use project also features retail and Class A office space. The multi-family residential units offer luxury amenities including a rooftop patio, a dog run and an underground parking garage with storage and optional car charging capacity for each parking spot. Project managers will share design and construction challenges and solutions, how heightened safety restrictions for job sites were addressed, and innovative applications to address IBC and Fire code requirements. Kevin Dorsey will be leading the tour, with the support of Michelle Forrest and Megan Ellis After the tour, join the group for a self-sponsored social gathering at a nearby establishment within walking distance. Only Construction industry professionals will be allowed on the construction tour. Closed toed shoes recommended, but no other PPE is required. Learning objectives Attendees will learn design strategies for a multi-use structure with rooftop occupancy that safely meets fire department standards. Attendees will learn: Learn strategies to design a building rooftop patio within IBC standards above the fourth floor. The tour will demonstrate fire-separation design strategies for mixed-use developments Often, projects with an R-2 occupancy above an A or B occupancies are commonly built as separate buildings with a 3-hour horizontal assembly featuring Type IA below the horizontal assembly and the R-2 occupancy above. Learn how The Front Row project creatively combined 508.3 nonseparated occupancies and 508.4 separated occupancies while addressing requirements. Attendees will discuss how a combination of BIM modeling, shop drawing review and field coordination allowed a steel structure to have successful MEP penetrations. We're meeting in person!
