Maintenance Supervisor must be able to apply principles of logical thinking to define problems, collect pertinent data, establish facts, and draw valid conclusions and initiate appropriate courses of action. Must effectively convey ideas, images and goals to be a diverse group of personalities. Must performs task personally or delegates to assistants. Oversees and inspects work performed by maintenance assistants. Institutes and manages system for handling resident service request. Maintain accurate records regarding preventive maintenance. Schedules and perform minor and routine maintenance on all appropriate equipment on a regular basis. Must be aware of the condition of physical property throughout the community and immediately correct unsafe conditions. Duties and Responsibilities: Conduct all business in accordance with company policies and procedures, state and federal laws OSHA, ADA, Fair Housing etc. Must be CPO and HVAC certified. Must be efficient in plumbing, electrical, A/C and heating, water irrigation, tile, carpet, flooring, roofing, fixtures, door locks, carpentry, ceiling leaks, sheetrock repair and wall repair. Physical Requirements: Constant need( 66% to 100% of the time) to be on feet. Have a constant need (66% to 100% of the time) to perform the following physical activities: bend/ stoop/Squat/Kneel, climb stairs, push or pull, reach above shoulder, gasp/grip/turning and finger diversity
