JOB TITLE: Porter JOB NUMBER FLSA Status: Non-Exempt DEPARTMENT DIVISION: Vesta Realty GROUP: Residential Property Management REPORTS TO: Property Manager/Maintenance Supervisor JOB SUMMARY, DUTIES AND RESPONSIBILITIES, JOB REQUIREMENTS SUMMARY Porters do a bit of everything to keep businesses running cleanly and smoothly. Like custodians and janitors, porters work to make sure that all types of buildings are neat, clean, free from clutter and safe. Porters may run errands for employees, deliver items, move stock, or anything else that employees might need. RESPONSIBILITIES 1. Assist the rest of the staff, as directed, in their efforts to manage the property in an efficient manner. 2. Conduct all business in accordance with company policies and procedures, state and federal laws; e.g., OSHA, ADA, Fair Housing, etc. PREVENTATIVE MAINTENANCE/SAFETY 1. Checks and replaces exterior lighting on a regular basis. 2. If certified for pool maintenance, clean and maintain pool as directed. 3. Always maintains awareness of proper safety precautions. 4. Constantly observes condition of apartment property throughout the community and immediately reports and/or initiates action to correct unsafe conditions. 5. Needs to be aware of all utility meter cut-offs, apartment and fixture cut-offs, sewer cleanouts. 6. Ensures that storage areas always remain locked when not in use. GeENERAL 1. Physically walk the property on a frequent basis and removes litter, debris, cigarette butts and pet droppings from the grounds. It is especially critical that the following areas always remain neat and free of litter. a. - Management Office b. - Pool area. - Laundry room. c. - Mail rooms (if applicable). d. - Pathways to show units/models e. - Stairways and breezeways f. - Dumpster areas. - Recreation areas. g. - Grounds adjacent to the road, in front of the office. h. - Walkways to and from, and in-between buildings. i. - Exterior lighting fixtures - Parking lots and drives.
