Massachusetts based Property Management company is seeking a full-time Maintenance Supervisor to be part of the team responsible for the upkeep and repair of our properties in Syracuse, NY. The ideal candidate will have prior building maintenance experience, a positive attitude, the ability to work alone or as part of a team and will be available for on-call work on nights and weekends as part of a scheduled rotation. A valid driver's license and reliable transportation to travel from site to site is required. Ability to complete and pass a pre-employment background check is required as condition of employment. The job duties below are not all inclusive, but represent the core duties of the position: Satisfies service requests per work orders as directed by Property Manager • Enters apartments at resident's convenience and authorization • Performs repairs • Cleans work area thoroughly • Observes overall condition of apartment and reports any unusual circumstances to the Property Manager (e.g. size and number of pets, unsatisfactory housekeeping (other than normal wear of the domicile) • Leaves notice of work performed and date/time of visit Performs or assists with unit-make-ready procedures • Paints • Cleans carpets and floors, windows, appliances to a satisfactory condition • Services appliances, plumbing, electrical fixtures • Repairs or replaces old and faulty parts • Checks operation of all door locks • Replaces burnt out light bulbs Preventive Maintenance • Performs all prescribed systematic maintenance against existing standards and time frames • Makes regular inspection of grounds, buildings, plumbing, electrical equipment, appliances and major equipment checking for appearance and cleanliness, structural cracks, excessive wear, leaks and faulty parts • Makes repairs or replacements as necessary under the approval and direction of the Property Manager Emergency Maintenance • Is on-call for night/weekend duty for any and all emergency situations when assigned or otherwise notified • Is familiar with power, water and gas distribution and any valves or shut-offs, clean-out traps, fire extinguishers alarm systems and fire hydrants elevator service, fire extinguishers, fire alarm systems, fire sprinkler, Building Fire egress, and fire standpipes and hydrants • Maintains accessible copy of local emergency numbers for Fire/Police Departments and Supervisor/Manager and knows where other emergency numbers are kept on site • Understands and follows all company emergency procedures
