POSITION DESCRIPTION  Under general supervision, inspects building and equipment, maintains safety, performs basic repairs and preventative maintenance, assists team in maintaining an environment that meets standards for cleanliness and sanitation for general Montco SAAC operations including the Art Center at Ambler and kitchen operations for Montco SAAC’s Senior Nutrition Program. This position requires working at both Montco SAAC locations (Ambler and Norristown) and the ability to travel between them and to procure supplies as needed. The right candidate will be a strong communicator, able to establish a positive rapport with the public and with coworkers, and detail-oriented.   PRINCIPAL ACCOUNTABILITIES  Performs preventative maintenance.  Performs basic repairs and maintenance.  Waxing and buffing floors. Triaging issues like leaks and floods. Minor plumbing. Minor electrical including changing ballasts in lights. Coordinates with Site Manager to ensure proper repairs and preventative maintenance are performed on schedule.  Communicates when larger repairs are needed requiring the assistance of contractors or other hired specialists.  Conducts routine inspections of premises and equipment.  Assists Site Manager as needed with oversight of contractors when hired for professional repairs.  Maintain cleanliness and sanitation of building.  Tracks and arranges for annual inspections including but not limited to fire system and backflow system.  Diagnosing mechanical issues and correcting them.  Repairing machines, equipment, or structures as necessary.  Maintain building accessibility and appearance by picking up papers and trash; removing ice and snow from walkways and parking lot; maintaining the surrounding landscape and parking facilities including reporting to supervisors when repairs are needed.  Procuring needed materials from vendors and preparing orders for approval by supervisors. This might require travel to area stores.  General janitorial functions including care of restrooms, removal of trash and general sanitation procedures, and care of floors, carpets, walls, ceilings, roofs and other facilities items as needed.  Responsible for the immediate reporting to senior management and the Executive Director of any allegations of mental or physical abuse perpetrated against consumers or senior center staff by senior center staff or consumers.  Required to work in all weather conditions.  Strict adherence to confidentiality of all consumer and staff information.  Ability to establish and maintain effective and cooperative working relationships.  Other duties as assigned.    EMPLOYMENT STANDARDS    Education/Experience:  Any combination of education and experience that would provide the required skill and knowledge for successful performance would be qualifying.  Typical qualifications would be equivalent to:  Possession of a high school diploma or GED equivalent  Proven maintenance experience    Knowledge of:   In addition to building maintenance and repair knowledge detailed throughout the description, the applicant should have a working knowledge of principles, practices, methods and techniques of janitorial procedures; chemicals, solvents and machinery; safe handling of toxic chemicals and cleaning agents (and how they interact); sanitation procedures; MSDS sheets and OSHA guidelines.    Skill at:  Ability to check blueprints, manuals or parts catalogs as necessary; ability to use common tools such as hammers, hoists, saws, drills, and wrenches; experience with precision measuring instruments or electronic testing devices. Ability to use a computer to look up information on repair techniques if needed.    Planning, coordinating and directing varied complex maintenance operations; speaking clearly and effectively; writing legibly and effectively; collecting, reviewing and analyzing data from a wide variety of maintenance sources and taking appropriate action.    SUPERVISORY RESPONSIBILITIES  None.     EQUIPMENT TO BE USED  Hand trucks/carts; machinery and tools, including, but not limited to: ladders, vacuum cleaners, various hand tools and power tools; buffers, mops and buckets, lawn equipment, plumbing and electrical equipment; various cleaning agents, solvents and chemicals; kitchen equipment; Safety precautions and equipment for consumer and personal protection must be used at all times.     Must have reliable personal vehicle and valid drivers’ license.   TYPICAL PHYSICAL DEMANDS  Requires frequent sitting, standing, stretching, bending or stooping for prolonged periods.  Requires hearing and vision within, or corrected to, normal ranges.  Requires working in areas that are not ventilated or air-conditioned.  Requires exposure to machines, chemicals, and solvents.  Requires the full range of body motion, including lifting and handling, manual and finger dexterity and eye-hand coordination.  Requires standing and walking for extensive periods of time.  Occasionally lifts and carries items weighing up to 75 pounds.    TYPICAL MENTAL DEMANDS  Must understand vague and implicit instructions and react favorably in all work situations.  Must be mentally adaptable and flexible in dealing with a variety of people.    WORKING CONDITIONS  Works in a typical maintenance environment.  May be called upon to travel to, and work at, various agency sites as required by agency staffing schedules. May be called upon to work overtime or varied schedule.
